District Property Manager
General Responsibilities
Reports to VP of Operations providing oversight and support for area property managers and the management of facilities as assigned
Specific Functions:
· In collaboration with the COO and VP of Operations, provide direct oversight of Senior Property Managers and Property Managers on the management of assigned properties within the portfolio to include property facility management, budget and financial reporting, employee and labor relations, risk and safety management of the assigned asset.
· Monitoring and evaluating the job performance of the site management teams
· Track Manager KPI’s
o Conduct regular one-on-one meetings with direct reports, including Property managers and Senior Property Managers
o Review Site performance
o Ensure Accountability across all staffing levels under your prevue
· Developing and administering Standard Operating Procedures (SOP) for the site management offices to include strong tenant relations, facility management and operations reporting.
· Serve as a liaison between site ownership, senior management leadership and site management on all aspects of asset management
· Ensure management adheres to the legal compliance as noted by government agencies’ rules and regulatory agreement.

- Local Law regulations and compliance
- o Employment and Labor Law Compliance
· Coordinate with Facility and Construction Management on all Capital Improvement projects.
· Approve initiation of legal actions, assist attorneys in legal actions. Appear in court to testify on collection and holdover actions, follow-up on court stipulations, coordinate with main office collections unit and attorneys on evictions.
· Maintenance – Inspect sites and prepare reports on site conditions at the end of each month for insurance purposes and at other times during the month as needed.
· Process maintenance complaints and requests, determine need for contract services, prepare requisitions or purchase orders for contract services, monitor performance of contractors, vendors and maintenance personnel; notify senior management of vendor performance problems.
· Follow up on and resolve tenant complaints concerning work or behavior of maintenance staff and/or contractors
· Code Compliance- Schedule required regulatory inspections with various agencies
· Tenant Relations -Work with staff and tenants to answer tenant questions and resolve tenant complaints and problems
· Community Relations – Work with residents, the community and main office to build and strengthen mutually beneficial relationships with local educational, social service and religious organizations.
· Planning and budgeting-Assist Project accountants in preparing annual capital and expense budgets and rent increase applications.
· Reporting – Prepare monthly reports including, rental reports and building inspection reports

· Review and make changes to improve on-site office procedures on an ongoing basis and as directed by main office
· Proficient use of Microsoft Excel, Teams, SharePoint and other operational tracking and reporting platforms.

Able to lift 20lbs, standing, walking, climbing stairs, operate required equipment such as computers, phone systems, copiers, security camera systems, etc.

Pay: $120,000.00 - $130,000.00 per year
