Floating Leasing Manager – DFW Market
Reports To: Regional Vice President
Position Summary
The Floating Leasing Manager serves as a key member of the Dayrise Residential operations team, providing leasing, occupancy, marketing, training, and operational support across multiple apartment communities throughout the Dallas-Fort Worth market.
This position is responsible for assisting communities with occupancy goals, leasing performance, staffing coverage, property transitions, acquisitions, lease-ups, and special projects. The Floating Leasing Manager must be able to quickly adapt to different communities, build relationships with onsite teams, and deliver exceptional customer service while driving leasing results and supporting operational excellence.

Essential Duties and Responsibilities
Leasing & Occupancy Support
- Conduct apartment tours and present community features and benefits to prospective residents.
- Respond promptly to all prospect inquiries via phone, email, text, and walk-in traffic.
- Convert prospects into residents through effective sales and closing techniques.
- Manage the leasing process from initial inquiry through move-in.
- Complete leasing documentation, applications, lease execution, and move-in coordination.
- Assist communities in achieving occupancy, leasing, and renewal goals.
- Maintain strong prospect follow-up practices and customer service standards.
- Support resident retention efforts and lease renewal initiatives.
Resident Relations
- Deliver exceptional customer service to current and prospective residents.
- Assist residents throughout the move-in and move-out process.
- Address resident concerns professionally and escalate issues as appropriate.
- Support resident engagement activities and community events as needed.
Marketing & Outreach
- Assist with community marketing initiatives, outreach efforts, and leasing events.
- Support online reputation management and prospect engagement strategies.
- Participate in local outreach efforts to increase community visibility and traffic.
- Promote Dayrise Residential and assigned communities in a positive and professional manner.
Operational Support
- Provide onsite support for staffing vacancies, vacations, leaves of absence, and turnover.
- Assist with property acquisitions, transitions, lease-ups, and occupancy recovery initiatives.
- Support Community Managers and Regional Leadership with special projects and operational needs.
- Maintain accurate resident files and ensure compliance with company policies and procedures.
- Quickly learn and adapt to varying property needs, team structures, and operational priorities.
- Assist with administrative reporting, audits, and compliance requirements as assigned.
Training & Team Development
- Assist with onboarding and training new Leasing Consultants and office team members.
- Coach onsite teams on leasing best practices, customer service standards, and prospect conversion techniques.
- Reinforce company policies, procedures, Fair Housing requirements, and operational expectations.
- Serve as a resource for onsite teams by sharing best practices and supporting performance improvement efforts.
Travel Requirements
- Travel regularly throughout the Dallas-Fort Worth market to support assigned communities.
- Work at various properties based on business needs and operational priorities.
- Maintain flexibility to support changing schedules and community needs.
- Weekend availability may be required to support leasing traffic, resident events, staffing coverage, and operational initiatives.
Qualifications
Required
- High School Diploma or GED required.
- Minimum of two (2) years of multifamily leasing experience.
- Proven ability to meet or exceed leasing and occupancy goals.
- Valid driver's license
- Reliable transportation and ability to travel throughout the DFW market.
- Strong sales, customer service, and relationship-building skills.
- Excellent verbal and written communication abilities.
- Ability to work independently while managing multiple priorities and locations.
- Working knowledge of Fair Housing laws and multifamily compliance requirements.
- Proficiency with Microsoft Office Suite and property management software.
Preferred
- Experience supporting multiple apartment communities.
- Experience with acquisitions, takeovers, lease-ups, or occupancy recovery initiatives.
- Experience training or mentoring leasing professionals.
- Experience with OneSite or similar property management software.
- Bilingual English/Spanish preferred but not required.
