Job Summary
The Director of Facilities and Grounds must be a detail-oriented person to lead campus maintenance and grounds in accordance with established policies and procedures including specific instructions from the VP of Operations. Performs administrative and daily supervisory work directing the renovations, operations, maintenance, and grounds of the facility. Responsible for planning, scheduling, supervising, inspecting, and reviewing the work of departmental employees and vendors engaged in the operations, maintenance, grounds, renovations, and repairs of Atherton’s campus. Supervises a variety of people and activities in maintenance and grounds on the Atherton campus; manages employee performance within the department. Plans maintenance schedules and work requirements in conformance with current and projected needs.
Essential Duties and Responsibilities (Include but are not limited to the following...)
● Employees must be neat, clean, and appropriately dressed to present an appearance acceptable to residents and the public, in accordance with the employee handbook. Come to work as scheduled and consistently demonstrate dependability and punctuality.
● Handle emergency situations in a calm, effective manner. Follow fire and disaster procedures during fire drills and actual occurrences. Maintains the fire alarm and emergency generator system in good working order and ensures inspection of fire extinguishers are completed on a quarterly basis throughout the Atherton Campus.
● Work cooperatively with other Department Heads and VP of Operations.
● Handles all correspondence assigned, and communicates and works cooperatively with Atherton staff, vendors, residents, and the public.
● Accepts assigned duties and other related duties in a cooperative manner from VP of Operations.
● Overseas the completion of all work orders and documents completed on the same.
● Perform maintenance procedures in accordance with facility policies and develop and manage preventative maintenance programs to support resident safety and comfort.
● Coordinate maintenance work with other departments’ schedules.
● Attends in-service education programs on a monthly basis.
● Be available for on-call emergency situations.
● Keep work areas and storage rooms clean, neat, and orderly.
● Maintain inventory in a cost-effective manner.
● Maintain required records and reports as outlined in the Policies and Procedures of the Facilities and Grounds Department. Willingness to learn and operate within the WorxHub software.
● Maintains the many buildings on Atherton’s Campus in good condition and keeps them free of hazards such as those caused by electricity, plumbing, heating, and cooling system issues, and maintains the buildings in compliance with federal, state, and local laws.
● Painting and perform minor repair work as required.
● Supervises, schedules, reviews, and holds all maintenance and grounds workers accountable to workload, policies, and procedures of Atherton.
● Ensure performance evaluations for all staff members are done in a timely fashion and according to all Atherton policies.
● Ensure renovation and refurbishment of resident units is completed in a timely manner and according to Atherton standards to minimize downtime.
● Ensure that all employees are responsible for accepting accountability for data contained in the employee handbook. This includes safety, infection control, and residents’ rights policies and procedures.
● Comfortable working within Microsoft Office Suite and with other office equipment

Candidates are required to be fingerprinted and have an up-to-date tuberculosis test upon hire.
Education and/or Experience
1. 10 years of experience with at least 5 years in a supervisory role.
2. Minimum of 1 year Maintenance Experience
3. Highschool Diploma or GED equivalent required
4. Bachelor's Degree Preferred
Language Skills
Ability required reading, analyzing, and interpreting, general business periodicals journals, or governmental regulations. Must have the ability to effectively present information and respond to questions from the senior leadership team, managers, residents, family members, employees, and the general public. Must be able to read, write, speak, and understand fluent English.
Physical Demands
While performing the duties of this job, the employee is regularly required to stand, walk, reach with hands and arms, grasp, stoop, kneel, crouch or crawl and balance physical equilibrium to prevent falling of self, others or of objects being carried. The employee is frequently required to sit. The employee occasionally must lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, color vision, depth perception, and ability to adjust focus.
Pay: $112,000.00 - $115,000.00 per year
