A growing property management company is seeking an experienced Regional Property Manager / Area Manager to oversee a portfolio of multifamily communities in the Louisville, Kentucky market.
This is a hands-on leadership role for an experienced multifamily professional who knows how to drive performance, develop teams, improve operations, and lead by example. The ideal candidate is someone who can step into a community, understand the challenges quickly, work alongside the onsite team, and create measurable improvements while also providing regional oversight and support to additional communities.
The successful candidate will initially provide direct operational leadership at 1 community while overseeing 2-3 additional nearby communities with established managers and teams in place.
Responsibilities:
- Provide hands-on leadership and operational oversight for a portfolio of multifamily communities
- Temporarily oversee daily operations at a community while strengthening onsite processes, leasing performance, maintenance coordination, and resident experience
- Lead, coach, and develop Community Managers and onsite teams through accountability, training, and consistent support
- Drive occupancy, revenue growth, leasing performance, and resident retention
- Develop and execute competitive marketing strategies based on local market conditions
- Maintain strong knowledge of the Louisville multifamily market, including competitor positioning, rental trends, and pricing strategies
- Experience managing both market-rate and affordable housing / Section 8 communities
- Partner with ownership and leadership to establish goals, identify opportunities, and implement action plans
- Monitor and improve expense control, delinquency management, collections, and operational efficiencies
- Assist with annual budgets, forecasts, and financial performance reviews
- Ensure timely completion and accuracy of weekly, monthly, and quarterly reporting
- Build strong relationships with vendors, residents, ownership, and onsite teams
- Maintain compliance with company policies, fair housing regulations, and applicable housing requirements
Qualifications:
- 5+ years of multifamily property management experience preferred
- Prior experience as a Regional Manager, Area Manager, Senior Community Manager, or similar multi-site leadership role
- Strong understanding of the Louisville, KY multifamily market
- Proven experience managing both market-rate and affordable housing communities, including Section 8
- Demonstrated ability to improve underperforming assets and build high-performing teams
- Strong leasing, marketing, and revenue management background
- Experience with budgeting, financial reporting, and operational performance metrics
- Exceptional leadership, communication, and organizational skills
- Ability to coach teams while maintaining accountability and high standards
- Professional presence with a “lead from the front” mentality
- Experience with AppFolio strongly preferred
- Ability and willingness to travel locally between communities as needed

Compensation will be competitive and based on experience.
Pay: $95,000.00 - $110,000.00 per year
