Leasing Manager Job Description
The Leasing Manager is responsible for overseeing all leasing activities, driving occupancy goals, managing leasing staff, and providing exceptional customer service to prospective and current residents. This position plays a key role in maximizing revenue, resident retention, and overall property performance.
Key Responsibilities:
- Lead and manage the leasing team to achieve occupancy and leasing goals.
- Conduct property tours and assist prospective residents throughout the leasing process.
- Oversee applications, screenings, lease approvals, renewals, and move-ins.
- Train, coach, and develop leasing consultants and leasing staff.
- Monitor leasing traffic, conversion ratios, and closing percentages.
- Ensure all leasing activities comply with Fair Housing regulations and company policies.
- Develop and implement marketing and outreach strategies to increase traffic and occupancy.
- Maintain knowledge of market conditions, competitor pricing, and industry trends.
- Assist with resident retention programs, lease renewals, and resident satisfaction initiatives.
- Review and maintain accurate resident files and leasing documentation.
- Prepare weekly and monthly leasing reports for management.
- Respond promptly and professionally to resident and prospect inquiries.
- Assist with community events, resident functions, and marketing campaigns.
- Collaborate with maintenance and management teams to ensure apartment homes are move-in ready.
Qualifications:
- Previous leasing or property management experience required.
- Supervisory or team leadership experience preferred.
- Strong sales, marketing, and customer service skills.
- Excellent communication and organizational abilities.
- Knowledge of Fair Housing laws and leasing regulations.
- Experience with property management software preferred.
- Ability to work weekends and flexible schedules as needed.
Physical Requirements:
- Ability to walk the property and conduct tours regularly.
- Ability to climb stairs and inspect apartment homes.
- Ability to lift up to 25 pounds occasionally.
