As a Commercial Building Engineer working in high-rise buildings in downtown Portland, your work protects the spaces our tenants rely on to operate, serve customers, and grow. This is an onsite, full-time role (Mon–Fri 7am–4pm) with participation in an evening/weekend on-call rotation.
Key responsibilities include preventive maintenance and repair across building systems—HVAC (filters, coils, fans, belts, motors, condensate; heat pumps, fan coils, rooftop units, exhaust/ventilation), plumbing (fixtures, drains, minor leaks; support on more complex steam/drain work as directed), and basic-to-intermediate electrical (lighting repairs, receptacles/switches, simple troubleshooting). You’ll also complete rounds, manage work orders, estimate time/materials, and document work clearly in the CMMS.
Required skills include commercial/institutional maintenance experience (HVAC, plumbing, electrical, or general construction), safe use of hand/power tools, strong customer service communication, and the physical ability to lift, climb ladders, access mechanical spaces, and work on roofs. You start the morning in the heart of downtown Portland, checking priorities in the work order queue and coordinating with the Lead Building Engineer to keep the day focused and safe. As the Commercial Building Engineer on site, you move between mechanical rooms, common areas, and the roof—listening for what sounds “off,” spotting small issues before they become tenant disruptions, and keeping a steady pace through scheduled maintenance.
Throughout the day, you’ll balance planned tasks with real-time needs from tenants and property leadership, communicating clearly and closing the loop with notes that help the next shift. Some days feel like a classic Maintenance Technician rhythm—steady progress and clean documentation; other days call for a Technician/Handyman mindset across HVAC, Plumbing, and Electrical touches (and occasional Carpentry/Construction/Painter-type fixes) to keep the building running with a meaningful impact.
