Make Ready Technician/Porter – Corpus Christi, TX
Owner-managed property management company seeking a skilled and dependable Make Ready Technician to join our team at a 240-unit apartment community in Corpus Christi, TX. This role is essential in preparing vacant apartments for new residents by ensuring each unit meets company standards for quality, safety, and comfort.
Make Ready Responsibilities:
Inspection & Assessment
· Conduct detailed inspections of vacant apartments to determine necessary repairs and maintenance.
· Evaluate appliances, fixtures, and systems for functionality and condition.
Repairs & Maintenance:
· Perform general repairs, including basic plumbing, electrical, and carpentry work.
· Replace or repair fixtures, appliances, flooring, and hardware as needed.
· Ensure HVAC, plumbing, and electrical systems are operational and safe.
Collaboration:
· Work with property management and maintenance team to prioritize and complete make-ready tasks.
· Communicate major repair needs requiring specialized services.
Documentation:
· Maintain records of repairs, replacements, and completed tasks.
· Monitor and report inventory needs for supplies and equipment.
Qualifications:
· Minimum 1 year of apartment maintenance or related experience required.
· Working knowledge of plumbing, electrical, and HVAC systems.
· Strong attention to detail with problem-solving abilities.
· Ability to work independently and manage multiple tasks.
· Effective communication skills and a customer-focused attitude.
· Valid driver’s license and reliable transportation.
Physical Requirements:
· Ability to lift/move up to 50 lbs.
· Comfortable working both indoors and outdoors in varying conditions.
· Proficiency with tools and equipment related to apartment maintenance.
Porter Responsibilities:
Lawn and Trash Management & Cleaning
· Maintain community grounds by collecting litter, pet waste, and debris.
· Regularly clean parking lots, sidewalks, entryways, courtyards, and outdoor amenities.
· Keep trash and recycling areas clean, organized, and functional.
Pool Maintenance:
· Test Pool(s) Daily to ensure the safety of the residents
· Maintain clean and well-balanced pool(s) for the enjoyment of the residents and their guests
Inspection & Reporting:
· Monitor condition of exterior elements (lighting, fencing, signage).
· Report safety hazards and maintenance needs to management.
Maintenance Assistance:
· Support maintenance team with minor repairs (e.g., changing light bulbs, small fixes).
Safety & Compliance:
· Maintain grounds free of hazards to ensure resident and visitors’ safety.
· Follow company policies and use safety equipment when performing tasks.
Customer Service:
· Provide a positive, helpful presence around the community.
· Assist residents and visitors with questions or concerns regarding grounds.
Qualifications:
· Experience in grounds keeping, landscaping, or maintenance preferred.
· Strong physical stamina; able to lift/move up to 50 lbs.
· Positive attitude and strong communication skills.
Working Conditions:
· Outdoor work in varying weather.
· Frequent standing, bending, lifting, and walking.

Compensation
· $17.00 - $19.00 per hour based on experience and housing needs.
