Job Summary
Summit Skilled Solutions is seeking an experienced Commercial HVAC Technician / Building Maintenance Technician to service and maintain commercial properties throughout an assigned geographic territory.
The technician will travel to multiple customer locations using a company-provided vehicle and tools to perform preventative, corrective, and predictive maintenance on commercial HVAC systems and other building systems. This position requires a strong understanding of commercial HVAC equipment, troubleshooting, and controls, along with the ability to perform minor plumbing, electrical, carpentry, painting, and general maintenance repairs.
The ideal candidate is customer-focused, dependable, technically skilled, and comfortable working independently at various commercial facilities. This position also includes participation in an on-call rotation.
Essential Responsibilities
Commercial HVAC
- Perform preventative maintenance on commercial package and split HVAC systems.
- Inspect and repair or replace belts, pulleys, motors, compressors, contactors, circuit boards, and other HVAC components.
- Inspect and clean condensate drain lines.
- Test compressor, fan motor, blower motor, burners, heat exchangers, and safety controls.
- Diagnose and repair common mechanical, electrical, and HVAC system failures.
- Diagnose airflow issues and perform ducting repairs.
- Perform general repairs and maintenance on steam and hot-water boiler systems.
- Safely handle, recover, and charge refrigerants in accordance with EPA regulations.
- Safely perform refrigerant leak repairs, copper tubing work, un-sweating, and brazing.
- Understand commercial HVAC controls and sequences of operation.
- Complete preventative maintenance and repair work according to assigned work orders.
General Building Maintenance
- Perform minor plumbing repairs, including unclogging toilets and drains and repairing leaks in drains and faucets.
- Replace toilets, faucets, fixtures, and other plumbing components as needed.
- Perform minor electrical maintenance within applicable state licensing requirements.
- Replace or repair light fixtures, switches, outlets, bulbs, ballasts, and sockets.
- Perform minor carpentry and drywall repairs.
- Complete painting and touch-up work to maintain professional facility appearance.
- Perform other general building maintenance duties as needed.
Service & Customer Support
- Complete service inspections and asset inspections.
- Accurately document work performed through electronic work orders.
- Create and submit service reports, quality inspection documentation, and photographs.
- Maintain accurate timesheets, expense reports, and purchasing documentation.
- Provide estimates for larger repairs, projects, and services when appropriate.
- Communicate professionally and consistently with customers, vendors, and internal support teams.
- Build and maintain strong customer relationships while providing a high level of customer satisfaction.
- Use tablets, smartphones, and other technology to complete daily work requirements.
- Participate in required safety and compliance training and weekly safety meetings.
- Participate in an on-call rotation.
- Perform additional duties as assigned.
Qualifications
- Minimum 5 years of HVAC and general building maintenance experience, including electrical, plumbing, and carpentry; or an equivalent combination of education, training, and experience.
- Proven experience working with commercial or industrial HVAC equipment and systems.
- Two-year HVAC technical certificate or state-approved HVAC license preferred/required as applicable.
- EPA Universal Refrigerant Certification required.
- Valid driver's license required.
- High school diploma, trade certification, technical training, or equivalent professional experience preferred.
- Strong troubleshooting and mechanical aptitude.
- Ability to work independently at multiple customer locations.
- Strong communication and customer service skills.
- Ability to safely perform work in accordance with company procedures, applicable regulations, and safety standards.
- Ability to use smartphones, tablets, electronic work-order systems, and other technology.
Ideal Candidate
The ideal candidate will have a strong commercial HVAC background with the ability to troubleshoot equipment and controls while also handling general building maintenance needs. Candidates with experience across multiple building trades—including HVAC, electrical, plumbing, carpentry, and general maintenance—are encouraged to apply.
