Job Summary:
Maintains buildings, grounds, performing minor, intermediate, and routine painting, plumbing, electrical wiring and other related maintenance and janitorial duties for campus buildings and satellite offices including Avow Treasure stores. Maintains repairs and inspects HVAC units on all campuses.
Responsibility:
Performs basic, intermediate, and routine facilities maintenance, construction, and repair tasks according to service, quality, and safety standards under limited to moderate supervision. Following standard operating procedures, installs, inspects, repairs, and performs preventative maintenance to mechanical, electrical, plumbing, HVAC, safety, and waste management systems. Assists with miscellaneous facility projects, including painting, drywall, and carpentry, installation of fixtures, and moving furniture or materials within the facility. Utilizes a work order system to log activities as required. Works with or assists trades contractors to complete projects or complex repairs.

Ensures schedules for preventative maintenance are maintained as assigned.

Ensures building operations meet service standards and comply with all laws and regulations.

Performs repairs to buildings and campus as needed.

Utilizes the CMMS work order system to document new work orders and complete assigned work orders.

Proactively identifies repairs and ensures that they are addressed timely.

Communicates existing and potential issues with lead staff of the department.

Abides by safety measures and policies.

Inserts bricks into the courtyard as directed.

Paints offices and buildings as identified.

Moves furniture and equipment as needed including office moves, special events at Ispiri and other areas on and off campus.

On call as scheduled.

Contributes to the overall success of the Facilities Maintenance Department by performing other essential duties and responsibilities as assigned.
Experience:
3-4 years of experience with intermediate knowledge of general building repairs, lawn maintenance, minor electrical duties, painting and other repairperson type duties. Knowledge of plumbing, refrigerants, carpentry, and electrical. Strong background in HVAC preferred. Knowledge of NFPA and AHCA Life Safety preferred.

Education: High school diploma or equivalent.
License/Certifications: Valid Florida Driver’s License Crowd Control Manager within 90 days of employment or next available opportunity.
Computer Skills: Knowledge of basic typing skills, data entry and word processing software. Database software and general knowledge of e-mail is preferred.
Language Skills: Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.
Mathematical Skills: Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
