General Functions
Analyzes commercial, multi-family, and residential building plans and specifications for compliance with Florida Building Codes, referenced standards and County Ordinances. Conducts pre-design, pre-construction and other meetings with design and construction professionals.
Work is performed with considerable independence under the general direction of the Chief Plans Examiner, acts as the Chief Plans Examiner in their absence. Performance is reviewed through observations, conferences, reports, and results achieved.
This position may be required to assist with emergency support functions in the event of a declared emergency and/or any other emergency duties as assigned.
Representative Duties/Assignments:
Duties may vary based on area of assignment. The following are representative duties, it is not the intent to capture all duties performed by this classification.

Examine blueprints, highly complex construction drawings, and specifications of proposed buildings prior to the issuance of building permits, calculate square footage, permit and impact fees.

Discuss technical requirements of plans solely or as a team with engineers, architects, builders or owners; approves or recommends modifications and required corrections to plans as necessary.

Discuss technical building or design issues with designers, contractors and the public; explains and interprets the building regulations and methods of revising plans submitted to comply with the building code; give technical advice to inspectors.

Assist the Chief Plans Examiner in training and supervising employees in the plans examination function; reviews calculations and documents completed by examiners.

Makes field reviews of new construction while in process and determine if construction complies with the building code and the approved plans.

Perform other related duties as assigned.
Minimum Qualifications:
High School Graduate or equivalent and five (5) years of experience as a licensed plans examiner.
Must possess and maintain a valid State of Florida Driver's License and provide own transportation if necessary.
Mandatory Qualification Based on Area of Assignment:
Must possess a State of Florida Standard Mechanical Plans Examiner License and a Standard Mechanical Inspector License pursuant to Florida Statue chapter 468, Part XII.
Preferences:
Additional State of Florida Standards Plans Examiner License and a State of Florida Standard Inspector License pursuant to Florida Statue chapter 468, Part XII in one or more of the following applicable disciplines: Building, Electrical or Plumbing.
