Tenant Relations & Leasing Specialist — Spokane / Spokane Valley, WA

About the Role
This is not a feel-good position — but it comes with real flexibility. You'll be managing collections, lease enforcement, and eviction proceedings for a challenging multifamily portfolio in the Spokane/Medical Lake area, working from home on your own schedule with no office to report to. You go to the field when the work demands it: posting notices, conducting tours, attending hearings. The rest you run from wherever you work best. There's no micromanagement, no commute, and no one looking over your shoulder — but there is a heavy caseload that requires someone decisive and self-directed who knows how to follow through without being pushed.
Responsibilities
Tenant Relations & Collections
- Monitor AppFolio accounts receivable; identify and act on delinquency early
- Contact tenants directly to solicit payment and negotiate repayment plans or payoff deadlines
- Prepare and serve Pay or Vacate notices, Eviction Resolution documents, and lease violation notices
- Coordinate with subsidizing agencies (HUD, HCV, local housing authorities) on payment discrepancies and subsidy issues
- Represent the company at court hearings as needed
- Work with key advisors to develop action plans for Focus Tenants
- Coordinate with case workers, tenant advocates, and social service agencies to navigate complex tenancy situations and work toward resolution
- Document all collections and enforcement activity thoroughly
- Support leasing staff when needed
- Post notices at properties as required
What We're Looking For
- 2+ years in property management, tenant relations, or leasing — subsidized or affordable housing experience strongly preferred
- Direct experience with eviction proceedings and lease enforcement
- Highly self-directed — you'll manage your own schedule without an office environment
- Strong written communication; your notices and documentation have to hold up
- Familiarity with AppFolio strongly preferred
- Must be local to the Spokane / Spokane Valley, WA area and able to travel to properties as needed
- Multilingual a plus
Compensation
- $24–$27/hour depending on experience and qualifications

- Monday–Friday, hybrid (remote + field)
