We are seeking an experienced Property Manager to oversee the successful lease-up and stabilization of our under-construction 48-unit community in Garland. This is a hands-on leader role that will drive success with a strong background in new construction property launches, absorption, on-site team building, and transitioning of assets from construction through stabilized operations.
Job Summary
The Property Manager will direct all facets of property operations with an emphasis in pre-leasing strategy, marketing execution, occupancy growth, and operations stabilization in the early stages of the leasing process.
Key Responsibilities:
- Lead and Implement the entire lease-up strategy from pre-leasing through outreach marketing, competitive market analysis, pricing strategy, and absorption pacing.
- Continuously develop and adjust marketing initiatives to bring in quality leads while units are being delivered.
- Ensure compliance with company standards and fair housing regulations through application processing, screening, and lease documentation.
- Work closely with construction and maintenance teams to track unit deliveries, punch list items, and occupancy readiness.
- Monitor leasing speed, traffic, and weekly performance metrics to make necessary changes and achieve stabilization goals.
- Support resident satisfaction and retention by overseeing maintenance operations, preventative maintenance programs, and service request turnaround times.
- Check and sign off on invoices and expenditures following the set budgetary limits.
- During lease, up and stabilization phases, assist in preparing and managing operating and capital budgets.
Skills/Qualifications:
High school diploma or equivalent, 3+ years of current or recent property management experience.
Must have experience doing an initial lease-up of a new construction property.
Must have at least 2 years of working experience in ResMan
Must have experience managing Class A & B properties of minimum 50 units
Proven ability to prioritize heavy workload, manage multiple assignments/projects to meet deadlines, and perform in a high-paced office environment.
Possess the ability to delegate and communicate property management methods
Excellent oral and written communication skills
Proficient knowledge of Microsoft Office (Excel, PowerPoint, and Word)
Strong relationship building skills
Possess an entrepreneurial spirit and collaborative working style
