Regional Commercial Sales Manager — Maryland, Washington, D.C. & Northern Virginia

Four Twelve Roofing is seeking a driven, experienced Regional Commercial Sales Manager to grow our commercial roofing and exterior construction business throughout Maryland, Washington, D.C., and Northern Virginia.
This is a hands-on, player-coach position for a high-performing construction sales professional who can develop relationships, generate opportunities, inspect properties, sell projects, and help build and lead a successful regional sales team.
Our ideal candidate combines strong construction knowledge with outstanding sales ability. This person should be equally comfortable attending a property management networking event, walking a commercial roof, documenting site conditions, collaborating with estimators, negotiating a contract, and coaching other team members toward their goals.
Compensation and Benefits
- Base salary of $90,000–$120,000, depending on experience
- Target total annual compensation of $120,000–$225,000+

What You’ll Do
Develop New Business
- Build a substantial book of commercial roofing, repair, maintenance, and exterior construction business throughout the region
- Create and execute a territory-development plan for Maryland, Washington, D.C., and Northern Virginia
- Prospect for opportunities through networking, referrals, outbound outreach, industry associations, property visits, and strategic partnerships
- Attend networking events, trade shows, association meetings, and customer functions
- Develop relationships with property managers, condominium associations, building owners, asset managers, facility managers, engineers, consultants, and other decision-makers
- Follow up consistently and maintain a disciplined pipeline of qualified opportunities
Inspect, Document, and Sell Projects
- Schedule and conduct commercial roofing and exterior inspection and estimating appointments
- Safely access and inspect roofs and exterior building components
- Take clear, thorough photographs and accurately document existing conditions, measurements, access requirements, customer concerns, and recommended solutions
- Identify opportunities involving repairs, preventive maintenance, roof replacements, masonry, sheet metal, gutters, decks, and other exterior systems
- Translate field observations and customer needs into complete information for the estimating and production teams
- Present proposals, explain technical recommendations, overcome objections, negotiate agreements, and close profitable work
- Maintain customer relationships throughout the estimating, contracting, production, and closeout process
- Identify additional repair, replacement, and maintenance opportunities within existing customer portfolios
Collaborate and Lead
- Work closely with the Estimating Department to develop accurate, competitive, and clearly written proposals
- Collaborate with production, service, marketing, and administrative team members to deliver an excellent customer experience
- Communicate customer expectations and project requirements clearly across departments
- Help recruit, train, coach, and manage additional sales team members as the region grows
- Establish accountability for prospecting activity, pipeline development, customer follow-up, revenue, and gross-profit performance
- Lead by example through personal sales production, professionalism, responsiveness, and disciplined use of company systems
Manage the Sales Process
- Enter every lead, contact, opportunity, activity, and follow-up into the company CRM
- Keep pipeline stages, next steps, estimated values, and close dates current
- Use technology to work efficiently and produce a high volume of quality activity
- Prepare accurate sales forecasts and provide regular reporting on pipeline, activity, wins, losses, revenue, and gross profit
- Track the return generated by networking memberships, events, campaigns, and the assigned marketing budget
- Maintain organized customer records and detailed documentation from initial contact through project completion
What We’re Looking For
- At least five years of successful sales or business-development experience
- Meaningful experience in construction, commercial roofing, building exteriors, property services, or a closely related industry
- Demonstrated ability to independently generate leads and build a book of business
- Proven success selling to commercial customers and managing longer, relationship-driven sales cycles
- Experience working with property managers, condominium associations, building owners, or facility-management professionals is strongly preferred
- Working knowledge of commercial roofing and exterior building systems is strongly preferred
- Ability to inspect properties, document conditions, gather measurements, and communicate technical information accurately
- Strong proposal-presentation, negotiation, follow-up, and closing skills
- Experience using a CRM to manage contacts, activities, opportunities, and forecasts
- High level of comfort with computers, mobile applications, digital photography, cloud-based systems, and productivity tools
- Ability to produce a high volume of organized, accurate work without sacrificing quality
- Strong written and verbal communication skills
- Collaborative leadership style with the ability to hold yourself and others accountable
- Valid driver’s license and an acceptable driving record
- Ability to travel throughout Maryland, Washington, D.C., and Northern Virginia
- Ability to safely climb ladders and access commercial roofs and exterior construction areas
