Role Description
We are seeking a hands-on Maintenance Supervisor to lead our property maintenance team and oversee the physical integrity of our community. You will manage a team of maintenance technicians, direct daily work orders, handle unit turns, oversee external vendors, and ensure the property is clean, safe, and welcoming. This role requires technical expertise, leadership skills, and a strong work ethic.
Key Responsibilities
- Team Leadership: Direct, train, and manage the on-site Maintenance Technician(s), ensuring service requests are completed accurately and on time.
- Operations & Work Orders: Oversee and assist with day-to-day resident service requests, preventive maintenance, and complex troubleshooting across all buildings.
- Unit Turns & Renewal Prep: Manage the make-ready process for vacant units, including hands-on cleaning, drywall repair, painting, flooring, and inspections to prepare units for move-in.
- Vendor & Contract Management: Source external contractors, negotiate service contracts, and oversee capital improvement projects to ensure quality control and cost efficiency.
- Curb Appeal & Grounds Care: Maintain excellent property cleanliness by ensuring the grounds, trash enclosures, common areas, and pet stations (dog waste management) remain spotless daily.
- Emergency Response: Manage the rotating after-hours emergency on-call schedule.
Qualifications:
- Certification: HVAC Certification is required.
- Experience: 3+ years of residential apartment maintenance experience, with previous supervisory or team lead experience prefer red.
- Technical Skills: Advanced knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
- Contracting Skills: Proven ability to communicate with vendors, review bids, and negotiate project contracts.
- Soft Skills: Strong organizational, communication, and problem-solving skills.
- Requirements: Must have a valid driver’s license, reliable transportation, and your own basic tools.
Pay: $27.87 - $35.56 per hour
