About the Role
Prosper Real Estate is seeking a reliable, adaptable, and self-motivated Field Agent & Maintenance Technician to serve as our primary "boots on the ground" representative in the St. Croix area. This dynamic, as-needed role blends property inspections, vendor coordination, and administrative logistics with hands-on light maintenance, unit turnover cleaning, and touch-up painting.
The ideal candidate thrives on variety, is comfortable using mobile tech in the field, and takes pride in keeping residential rental properties in top shape.
Key Responsibilities
Light Maintenance, Painting & Turnover Cleaning
- Perform light repairs, preventative maintenance, and general property upkeep.
- Execute unit turnover duties, including deep cleaning and surface preparation (caulking, patching drywall).
- Complete interior touch-up painting on walls, trim, and doors for move-in readiness.
- Manage job site prep, tool organization, and proper disposal/cleanup of materials.
Field Operations & Property Inspections
- Conduct routine move-in, move-out, and pre-renewal property inspections using mobile software.
- Capture high-quality digital photo documentation, complete physical checklist forms, and file property status updates.
- Execute seasonal exterior inspections and unit walkthroughs with proper tenant notice.
- Manage lockbox installations, key logistics, audits, and cutting duplicate keys as needed.
Software, Communication & Logistics
- Utilize AppFolio and Workforce mobile platforms to track work orders, submit inspection reports, log hours, and process field updates.
- Check and respond promptly to work-related emails and internal communications.
- Coordinate on-site access and meet with subcontractors, inspectors, and property vendors.
Qualifications & Requirements
- Handy & Technical Skills: Basic experience with light home repairs, interior painting, surface prep, and deep turnover cleaning.
- Tech-Savvy: Tech comfort using smartphone apps (AppFolio, Workforce) and email for daily ticketing, logging hours, and photo uploads.
- Vehicle & Licensing: Valid Driver’s License, clean driving record, and reliable personal transportation to travel between regional sites.
- Communication & Professionalism: Strong written and verbal communication skills for courteous interactions with tenants, vendors, and remote management teams.
- Self-Motivation & Detail: Excellent organizational skills, attention to detail, and the ability to work independently without direct supervision.
- Physical Capability: Ability to perform physical labor (lifting up to 50 lbs, bending, reaching, standing for extended periods, operating basic hand/power tools).
- Flexible Schedule: Availability for as-needed scheduling ranging from 5 to 40 hours per week (averaging roughly 10 hours/week), with higher volume during month-end property turnovers.
Pay: $20.00 - $24.00 per hour
