Commercial HVAC Subcontractor – Property Management
Brandnu Experience is seeking a licensed and insured commercial HVAC subcontractor with experience working with property management companies and multifamily apartment communities.
The initial assignment involves diagnosing and potentially repairing a 40-ton Trane Voyager TEH480 rooftop unit at an apartment community in Miami Gardens, Florida. Additional commercial HVAC assignments may be available for a qualified, reliable subcontractor.
Current Issue
The rooftop unit is not cooling consistently. It appears to enter a lockout condition and currently must be reset each morning before it begins cooling.
We need an experienced commercial HVAC professional who can diagnose the actual cause and provide clear documentation—not simply reset the equipment.
Scope of Work
- Inspect the unit while it is experiencing the issue
- Retrieve and document active and stored ReliaTel fault codes before resetting
- Diagnose the controls, electrical components and building-automation communication
- Test the compressors, refrigeration circuits, fans, sensors and airflow components
- Provide photographs and relevant test readings
- Submit written findings and an itemized repair estimate
- Complete approved repairs professionally and safely
- Coordinate with property management and on-site maintenance personnel
Required Qualifications
- Active Florida CAC Class A or CMC license
- EPA Section 608 Universal certification
- Proven experience with large commercial rooftop units
- Experience with Trane Voyager equipment and ReliaTel controls preferred
- General liability insurance
- Workers’ compensation insurance or valid exemption
- Own tools, diagnostic equipment and reliable transportation
- Ability to provide a completed W-9
- Strong communication and dependable scheduling
- No re-subcontracting without written authorization
Preferred Experience
- Previous work with property management companies
- Experience servicing multifamily apartment communities
- Comfortable following vendor and work-order approval procedures
- Able to work around occupied-property requirements
- Able to provide professional inspection reports, photographs and itemized estimates
- Interested in developing an ongoing subcontractor relationship with Brandnu Experience
Compensation
This is an independent subcontractor opportunity. The diagnostic fee and compensation for any approved repairs will be agreed upon before work begins.
Applicants should include their standard commercial diagnostic fee when applying. Payment terms will be confirmed in writing before each assignment.
Pay: $100.00 - $10,000.00 per day
