Job Overview:
We are seeking a motivated and experienced Property Management Listing Agent to join our team. The ideal candidate will have a strong background in property management, excellent customer service skills, and a thorough understanding of the leasing process. The Listing Agent will be responsible for managing the listing of rental properties, marketing available units, and facilitating lease agreements between landlords and prospective tenants.
Key Responsibilities:
- Property Marketing & Listings:
Create and manage listings for available rental properties, ensuring that each property is marketed effectively across various platforms (e.g., MLS, online rental sites, social media).
Screen prospective tenants by conducting thorough background checks, verifying rental history, employment, and creditworthiness.
- Lease Negotiation & Documentation:
Guide prospective tenants through the application process, assist in negotiating lease terms, and prepare all necessary lease documentation for execution.
- Market Research & Pricing:
Monitor the local rental market to ensure competitive pricing for rental properties and provide recommendations for adjusting rental rates based on market trends.
Maintain consistent communication with property owners, providing updates on marketing efforts, property showings, and tenant applications.
- Lease Renewals & Retention:
Assist in lease renewal negotiations, ensuring tenant retention, and working to maintain a high occupancy rate for the properties managed.
- Compliance & Fair Housing:
Ensure all leasing activities comply with federal, state, and local laws, including fair housing regulations.
- Record Keeping & Reporting:
Maintain accurate records of showings, applications, and leasing documentation. Provide regular reports to property owners and management regarding the status of listings and lease agreements.
Skills & Qualifications:
Minimum 2-3 years of experience in real estate, property management, or leasing.
A valid real estate license in the state of NC is required. Additional property management certifications (e.g., CAM, CPM) are a plus.
Strong interpersonal and communication skills with the ability to interact effectively with property owners, tenants, and prospective clients.
Proven ability to sell and close rental transactions. Strong negotiation skills for lease terms.
Excellent customer service orientation with the ability to handle difficult situations professionally.
Familiarity with property management software (e.g., Yardi, AppFolio, Rentec Direct) and real estate platforms (e.g., Zillow, Realtor.com).
- Knowledge of Local Market:
In-depth knowledge of the local rental market, pricing trends, and property laws.
Ability to manage multiple listings, appointments, and paperwork with accuracy and efficiency.
