Pay Range: $24 - $26 per hour
Schedule: Full-time; Tuesday - Saturday, 8 am - 5 pm

Job Responsibilities
- Complete apartment turns, respond to resident maintenance requests, and perform general repair work throughout the community.
- Coordinate closely with the leasing team and community leadership to support efficient day-to-day property operations.
- Carry out scheduled preventive maintenance for building systems, equipment, and tools as directed by the Maintenance Supervisor and Community Manager.
- Follow all required safety procedures by attending trainings and complying with OSHA and SDS standards.
- Troubleshoot maintenance concerns and perform routine repairs in apartment homes, common areas, and community facilities.
- Preserve the overall appearance and condition of the community by maintaining the grounds and shared spaces.
- Evaluate vacant apartments and assist with preparing units for new residents by coordinating required repairs and services.
- Participate in the property's rotating emergency on-call schedule.
- Provide responsive, resident-focused service with the goal of creating a positive customer experience.
- Perform additional job-related duties as assigned by the Direct Manager, Maintenance Supervisor, Community Manager, or Regional team.
Qualifications
- At least one year of experience performing maintenance work, ideally within multifamily housing or property management.
- Familiarity with apartment turnovers, maintenance service requests, appliance troubleshooting, or related repair work.
- Comfortable using computers to document work performed and enter notes in English.
- CAMT and/or CPO certifications are considered a plus.
- Must furnish the tools needed to perform assigned maintenance duties.
- A valid driver's license may be required based on the essential duties of the position (e.g., operating a golf cart or other company vehicle on company property).

- Available to respond to emergency maintenance situations outside of normal business hours when scheduled.
- Maintains a valid driver's license and required automobile insurance when driving is part of the position.
Physical Requirements
- 100% in-person position. Must be available to be physically present at sites being supported.
- Stand, walk, crawl, bend, stoop, or sit alternatively depending on the specific needs of the day.
- Estimated 66% - 100% of time is spent on feet.
- Prolonged periods of sitting at a desk and working on a computer and/or speaking on a phone and radio.
- Ability to physically walk the property and units, which may include climbing stairs and navigating uneven surfaces or construction zones.
- Ability to be physically present onsite at the property during normal business hours to greet guests, handle property operations, provide tours, etc.
- Ability to lift/move/push/pull up to 150 lbs. on occasion with a frequent need to lift/push/pull 25 lbs. - 75lbs.
- Works both indoors (majority of the time) and outdoors in all weather conditions.

Background Check & Drug Screen Policy
Thrive Communities conducts background checks and drug screens for onsite property associates after the conditional offer of employment is accepted, in compliance with applicable federal, state, and local laws.
