Job Summary
We are seeking a highly skilled On-Site Property Manager to oversee the operations of our luxury apartment property in ST Louis, MO. The ideal candidate will possess strong leadership abilities, be coachable, and have an exceptional attention to detail. Outstanding communication skills are essential for this role, as the Property Manager will serve as the key liaison between residents, the property team, and vendors. This position demands someone who can manage with precision, foster positive relationships, and ensure the property upholds the highest luxury standards. Main focus to drive leasing success, increase occupancy, and ensure residents experience five-star service at one of the city’s most exclusive apartment communities.
The ideal candidate has a proven track record in sales (able to demonstrate past results), thrives in a KPI-driven environment, and has experience selling higher-value products or services. Key ResponsibilitiesLeadership & Team Development
- Lead and manage the on-site team, providing guidance, mentorship, and training to ensure high performance.
- Communicate effectively with staff to align on property goals and ensure smooth operations.
- Offer coaching and growth opportunities to team members.
Resident Relations & Communication
- Maintain excellent resident relations by communicating clearly and professionally with residents, addressing any concerns or requests promptly.
- Foster a welcoming community atmosphere by organizing events and engaging with residents regularly to ensure a positive living experience.
Leasing & Marketing
- Oversee leasing efforts, ensuring that all communications with prospective residents are handled professionally.
- Collaborate with the marketing team to develop strategies that effectively showcase the luxury property’s unique features.
Maintenance & Property Upkeep
- Oversee maintenance operations, ensuring all property aspects are meticulously maintained.
- Communicate regularly with the maintenance team to ensure any issues are quickly identified and addressed, maintaining the property’s high standards.
Financial Management
- Oversee rent collection and ensure timely and accurate reporting of property financials.
- Manage property expenses carefully and ensure adherence to the budget while seeking opportunities to improve profitability.
Vendor & Contractor Communication
- Build and maintain strong relationships with vendors and contractors, ensuring clear communication regarding expectations, service delivery, and quality control.
Compliance & Crisis Management
- Ensure the property is compliant with all local, state, and federal regulations.
- Communicate effectively in emergencies, keeping residents informed and managing crises efficiently.
Qualifications
- Proven experience as a property manager, preferably in luxury or multifamily properties.
- Excellent communication skills, both written and verbal, with the ability to interact effectively with residents, staff, and vendors.
- Leadership qualities with a demonstrated ability to manage and develop teams.
- Coachable with a willingness to grow and learn continuously.
- Meticulous attention to detail, ensuring the property meets luxury standards at all times.
- Proficient in property management software (e.g., Entrata), Google, Microsoft Office Suite.
- Strong understanding of financial management, including budgeting and reporting.
- Knowledge of local, state, and federal regulations regarding property management.
- Strong problem-solving skills and ability to stay calm under pressure
