POSITION SUMMARY:
The Leasing / Showing Agent is responsible for managing the full leasing process from pre-qualified lead through move-in day, ensuring a smooth, efficient, and positive experience for every new resident.
This role combines high-performance leasing execution with meticulous attention to detail, including conducting property showings, processing applications, coordinating lease signings, and preparing complete move-in packages.
The Leasing Agent is accountable for maintaining occupancy and renewal targets, achieving strong showing-to-application conversion rates, and ensuring complete accuracy of tenant information at move-in.
By overseeing every step of the leasing journey—from unit readiness to key delivery—the Leasing Agent plays a critical role in achieving company leasing goals and setting the foundation for long-term resident satisfaction.
Key Objectives & Performance Metrics
The Leasing Agent is expected to consistently meet the following performance benchmarks:
- Manage the full leasing process from lead to move-in
- Support the Leasing Specialist to ensure all guest cards are responded to within 24 hours
- Directly manage pre-qualified prospects through the leasing pipeline to move-in day
- Maintain a minimum showing-to-application conversion rate of 10%
- Maintain minimum 95% occupancy across assigned properties
- Maintain minimum 75% 12-month lease renewal rate
- Ensure approved applications convert to signed leases within 72 hours
- Deliver 5-star move-in experiences for all new residents
- Maintain 100% accuracy of tenant information at move-in
Primary Responsibilities Leasing & Prospect Management
- Conduct property tours and show available units to prospective residents
- Maintain consistent communication with prospects throughout the application and approval process
- Manage rental applications and collect all supporting documentation
- Review and verify application documents for completeness and accuracy
- Track leasing activity and maintain the Leasing Scorecard
Lease Administration
- Coordinate and facilitate lease signings within required timelines
- Ensure all lease documents are complete and compliant
- Perform lease audits to ensure accuracy and adherence to company policies
- Ensure approved applications are converted to signed leases within the target timeframe
Move-In Coordination
- Schedule and prepare all aspects of the resident move-in process
- Conduct move-in inspections to confirm unit readiness
- Prepare and deliver complete move-in packets and welcome packages
- Confirm unit readiness prior to move-in day
- Deliver keys and provide move-in instructions to new residents
- Send move-in welcome emails and onboarding information
Resident Retention
- Manage lease renewal processes for existing residents
- Maintain strong relationships with residents to support renewal goals
Qualifications
- Previous leasing, real estate, sales, or customer-facing experience preferred
- Strong organizational skills and attention to detail
- Excellent communication and follow-up abilities
- Ability to manage multiple prospects, applications, and deadlines simultaneously
- Comfortable working with leasing software, applications, and documentation systems
- Performance-driven with a strong focus on metrics and accountability
