Overview
A privately managed multifamily community is seeking an experienced, hands-on Maintenance Supervisor to lead maintenance operations at a vintage property undergoing significant renovations and operational improvements.
This confidential opportunity is ideal for a proactive maintenance leader who takes ownership of property conditions, identifies concerns before they become emergencies, and is comfortable working in an active renovation environment. The Maintenance Supervisor will lead by example, working alongside the maintenance team while coordinating daily service requests, apartment turns, preventive maintenance, vendor activity, and renovation-related needs.
The successful candidate will be highly organized, solutions-focused, and committed to improving the property's overall condition, safety, appearance, and operational performance.
Key ResponsibilitiesMaintenance Leadership and Operations
- Direct and participate in the daily activities of the maintenance team.
- Establish daily priorities based on resident needs, apartment turns, renovation schedules, inspections, and property conditions.
- Ensure work orders and maintenance concerns are addressed accurately and within established response-time expectations.
- Hold team members accountable for workmanship, productivity, documentation, and follow-through.
- Maintain consistent communication with property leadership regarding priorities, challenges, material needs, and project progress.
Hands-On Maintenance
Diagnose and complete repairs involving:
- Appliances, including refrigerators, dishwashers, ranges, and disposals
- HVAC systems, including troubleshooting, filter replacement, preventive maintenance, and minor repairs
- Plumbing systems, including leaks, clogs, fixtures, toilets, and water heaters
- Electrical systems, including outlets, switches, lighting, breakers, and minor wiring repairs
- Carpentry, drywall, painting, flooring, doors, locks, and general building repairs
- Common areas, building exteriors, amenities, grounds, and property equipment
Renovation and Capital Project Support
- Coordinate maintenance operations around active renovation and capital improvement projects.
- Assist with evaluating unit conditions and identifying necessary repairs before renovation work begins.
- Monitor contractor and vendor activity for quality, property access, site cleanliness, and completion of assigned scopes.
- Communicate project delays, incomplete work, change-order concerns, and potential cost impacts to management.
- Complete punch-list inspections and verify that renovation work meets company standards before acceptance.
- Help minimize disruption to residents while renovations and property improvements are underway.
Proactive Property Management
- Conduct routine inspections of apartments, vacant units, buildings, mechanical systems, grounds, and common areas.
- Identify deferred maintenance, safety concerns, water intrusion, structural issues, and potential equipment failures.
- Develop corrective-action plans and provide recommendations before issues become larger or more costly.
- Maintain an organized preventive-maintenance schedule for property systems and equipment.
- Support apartment readiness by ensuring vacant units are inspected, scoped, repaired, and completed on schedule.
Work Order and Maintenance Tracking
Utilize Yardi or a similar property management or maintenance platform to:
- Review, assign, update, and close work orders
- Document completed repairs and materials used
- Monitor outstanding and recurring maintenance concerns
- Schedule preventive-maintenance activities
- Maintain accurate records for inspections, repairs, inventory, and vendor work
- Provide updates regarding unit turns, renovation progress, and maintenance performance
Team Training and Development
- Provide hands-on training and guidance to maintenance personnel.
- Reinforce proper troubleshooting, repair methods, safety procedures, and equipment usage.
- Set clear performance expectations and address training or productivity concerns promptly.
- Promote a culture of accountability, urgency, teamwork, and quality workmanship.
Safety and Compliance
- Ensure maintenance activities comply with applicable safety regulations, building codes, manufacturer specifications, and company policies.
- Maintain safe and organized maintenance shops, storage areas, mechanical rooms, and work sites.
- Ensure chemicals, tools, equipment, keys, and supplies are stored and documented properly.
- Immediately report hazardous conditions, major building concerns, and potential liability issues.
Inventory and Vendor Management
- Maintain an accurate inventory of tools, parts, appliances, equipment, and maintenance supplies.
- Monitor usage and proactively order materials to avoid delays.
- Obtain pricing and coordinate with approved vendors when specialized repairs are required.
- Review completed vendor work for quality and confirm that invoiced services were performed.
- Protect company assets and reduce unnecessary spending through proper planning and inventory control.
Qualifications
- Previous experience as a Maintenance Supervisor, Lead Maintenance Technician, Service Manager, or similar hands-on leadership role.
- Multifamily housing, hospitality, commercial property, or facilities maintenance experience strongly preferred.
- Experience working at a vintage property or a property undergoing renovations is highly desirable.
- Strong working knowledge of HVAC, plumbing, electrical, appliances, carpentry, drywall, painting, and general building systems.
- Demonstrated ability to lead a team while remaining actively involved in maintenance work.
- Ability to identify property needs, establish priorities, and develop practical solutions.
- Experience managing apartment turns, preventive maintenance, vendors, and renovation punch lists.
- Proficiency with Yardi or a similar property management or computerized maintenance management system is preferred.
- Strong communication, organization, documentation, and time-management skills.
- Ability to manage multiple priorities in a fast-paced and evolving environment.
- Commitment to resident service, safety, accountability, and quality workmanship.
- Valid driver’s license and reliable transportation may be required.
- Availability to participate in an after-hours emergency on-call rotation.

Pay: $25.00 - $28.00 per hour
