Construction Superintendent

Location: Greater Sacramento Area, California
Position Summary
The Construction Superintendent is responsible for managing all phases of new home construction from permit release through homeowner orientation and closing. The Superintendent coordinates trade partners, inspectors, suppliers, and internal departments to deliver high-quality homes safely, on schedule, within budget, and in accordance with company standards.
This position serves as the primary field representative of the company and plays a key role in ensuring exceptional quality, customer satisfaction, and production efficiency.

Essential Responsibilities
Construction Management
- Manage construction of 10-20 homes in various stages of completion.
- Maintain production schedules to achieve company cycle time goals.
- Coordinate all subcontractors and suppliers to ensure work is completed in the proper sequence.
- Conduct daily jobsite inspections (every house, every day).
- Verify work complies with plans, specifications, scopes of work, building codes, and company quality standards.
- Identify and resolve field issues before they impact schedule or quality.
- Maintain accurate daily construction logs and documentation.
Scheduling
- Develop and maintain production schedules, ensuring a minimum of downtime.
- Proactively identify schedule risks and implement recovery plans.
- Collaborate with Purchasing and Operations to resolve labor or material shortages.
Quality Control
- Perform quality inspections at key construction milestones.
- Ensure homes meet company quality standards prior to inspections.
- Verify completion of internal quality checklists.
- Minimize warranty claims through proactive field management.
- Ensure all punch list items are completed prior to homeowner orientation.
Safety
- Maintain a safe and organized jobsite.
- Enforce OSHA regulations and company safety policies.
- Conduct regular safety inspections.
- Address unsafe conditions immediately.
- Coordinate corrective actions with subcontractors.
- Maintain required safety documentation.
Customer Service
- Conduct homeowner orientations and pre-closing walkthroughs.
- Explain home features and maintenance requirements.
- Respond professionally to homeowner concerns during construction.
- Coordinate timely correction of construction-related issues before closing.
- Partner with Customer Care to facilitate smooth warranty transition.
- Som Customer Care efforts and coordination may be required post-close.
Municipal & Regulatory Coordination
- Coordinate inspections with local jurisdictions.
- Ensure compliance with applicable building codes.
- Maintain permit documentation and inspection records.
Trade Partner Management
- Build strong relationships with subcontractors.
- Hold trade partners accountable for safety, schedule, quality and professionalism.
- Conduct regular field meetings.
- Document performance issues.
- Assist in evaluating subcontractor performance.
Administrative Responsibilities
- Maintain daily logs.
- Complete production reports.
- Update scheduling software.
- Document inspections.
- Create and track through to completion of punch lists.
- Verify completion of required documentation for each home.
Qualifications
Required
- High school diploma or GED.
- 5+ years of residential construction experience.
- Minimum 3 years supervising production home construction.
- Thorough understanding of residential construction methods and sequencing.
- OSHA 30 Certification.
- Ability to read and interpret construction plans and specifications.
- Knowledge of California residential building codes.
- Valid California driver's license.
Preferred
- Associate's or Bachelor's degree in Construction Management or related field.
- CPR/First Aid Certification.
- Experience with production builders.
- Knowledge of Title 24 requirements.
