Position Summary
We are seeking an experienced, hands-on Area Maintenance Supervisor to oversee maintenance operations for multiple hotel properties. This leadership position is responsible for ensuring all facilities, equipment, and building systems are maintained to the highest standards while supporting hotel teams in delivering exceptional guest experiences.
The ideal candidate has extensive hotel maintenance experience, strong leadership skills, and expertise in preventive maintenance, life safety systems, and commercial pool and spa operations.
Key Responsibilities
- Supervise and support maintenance teams across multiple hotel locations.
- Develop, implement, and oversee preventive maintenance programs for all assigned properties.
- Conduct regular property inspections to ensure compliance with company standards, brand requirements, health regulations, and safety codes.
- Perform and coordinate repairs involving HVAC, plumbing, electrical, mechanical systems, carpentry, painting, drywall, flooring, and general building maintenance.
- Maintain and troubleshoot commercial laundry equipment, kitchen equipment, boilers, water heaters, ice machines and other hotel equipment and systems.
- Oversee the operation, maintenance, and regulatory compliance of all hotel swimming pools and spas.
- Monitor water chemistry, maintain proper chemical balance, perform routine inspections, and ensure compliance with all state and local health department regulations.
- Maintain required documentation for pool and spa testing, inspections, and maintenance.
- Coordinate emergency repairs and provide on-call support for critical maintenance issues.
- Manage maintenance budgets, inventory, tools, equipment, and purchasing.
- Coordinate and supervise outside contractors and service vendors.
- Train, mentor, and evaluate maintenance staff while promoting a culture of safety, accountability, and teamwork.
- Maintain accurate work orders, maintenance records, equipment logs, and compliance documentation.
- Partner with General Managers to identify capital improvement projects and long-term maintenance planning.
- Ensure compliance with OSHA regulations, fire and life safety standards, and all applicable building codes.
Qualifications
- Minimum of 5 years of hotel maintenance experience.
- At least 2 years of supervisory or multi-property maintenance leadership experience preferred.
- Strong knowledge of HVAC, plumbing, electrical, carpentry, painting, drywall repair, and commercial building systems.
- Experience maintaining hotel pools, spas, pumps, filtration systems, chemical feeders, and associated equipment.
- Experience with commercial laundry equipment - washers and dryers.
- Experience with commercial refrigerators, freezers and ice machines.
- Ability to diagnose and repair a wide range of mechanical and electrical issues.
- Excellent leadership, communication, organization, and problem-solving skills.
- Valid driver's license with a clean driving record.
- Ability to lift up to 50 pounds, climb ladders, work in mechanical spaces, and perform physical maintenance tasks.
- Willingness to travel regularly between assigned hotel properties and respond to after-hours emergencies.
Required Certifications
- Certified Pool Operator (CPO) Certification or equivalent pool and spa operator certification required (or ability to obtain within 90 days of hire).
- EPA Universal Refrigerant Certification preferred.
- OSHA 10 or OSHA 30 Certification preferred.
- Additional trade licenses or certifications are a plus.
