Property Manager Job Description Position Title: Property Manager Company: AMK Rentals LLC Position Summary The Property Manager is responsible for the day-to-day management of rental properties, ensuring they are well maintained, occupied by qualified tenants, and operated in a professional, efficient, and financially responsible manner. The Property Manager serves as the primary point of contact for tenants and coordinates maintenance, inspections, rent collection, and lease compliance. Responsibilities - Advertise and market available rental properties. - Screen rental applications and verify applicant qualifications. - Schedule and conduct property showings. - Execute lease agreements and move-in documentation. - Collect rent and monitor tenant payment history. - Enforce lease terms, property rules, and company policies. - Coordinate maintenance and repair requests with contractors. (The owner duty) Respond promptly to tenant questions and concerns. - Maintain accurate tenant files and property records. - Coordinate move-ins and move-outs, including inspections. - Ensure compliance with all applicable federal, state, and local housing laws. - Provide regular updates and reports to the property owner regarding occupancy, maintenance, and financial performance. - Recommend improvements to increase property value and tenant satisfaction. Qualifications - Strong communication and customer service skills. - Excellent organization and time management. - Ability to resolve conflicts professionally. - Basic knowledge of property management and landlord-tenant laws. - Experience with rent collection, leasing, and maintenance coordination is preferred. - Valid driver's license and reliable transportation. The Property Manager is expected to represent AMK Rentals LLC professionally and act in the best interests of the property owner while providing excellent service to tenants.
