Position Summary
The Floor Care Specialist is a Full- Time, project-based role responsible for specialized floor maintenance across Trinity's commercial accounts, including corporate offices and medical/dental facilities. This role performs Very Low Moisture (VLM) carpet cleaning, floor stripping and waxing and floor deep scrubbing using professional equipment such as swing machines, auto-scrubbers, and floor scrubbers.
Unlike nightly routine cleaning, this work is scheduled on a project basis — typically evenings, nights, or off-hours when facilities are unoccupied. The Floor Care Specialist is expected to deliver consistent, high-quality results, follow proper chemical safety procedures, and keep floor care equipment clean and in good working order.
Key Responsibilities
1. VLM Carpet Cleaning
- Perform Very Low Moisture (VLM) / encapsulation carpet cleaning on scheduled accounts.
- Pre-treat spots, stains, and high-traffic areas before encapsulation cleaning.
- Operate VLM equipment (rotary/cylindrical brush machines, bonnet pads) correctly and
- safely.
- Groom carpet after cleaning and allow proper dry time before the area reopens.
- Inspect completed work for streaking, missed spots, or uneven appearance and correct
- before leaving site.
2. Floor Stripping and Waxing
- Strip and refinish resilient flooring (VCT and similar hard-surface floors) to standard.
- Strip old wax/finish using the correct stripping chemical, dwell time, and technique.
- Neutralize and thoroughly rinse floors before applying new finish.
- Apply multiple coats of floor finish evenly, allowing proper dry/cure time between coats.
- Burnish or buff finished floors to the specified gloss level.
- Protect furniture, baseboards, walls, and fixtures from chemical splash and equipment
- damage throughout the process.
3. Floor Deep Scrubbing
- Perform scheduled deep-scrub and scrub-and-recoat projects on tile, VCT, and other hard-surface flooring.
- Pre-treat heavily soiled or high-traffic areas before scrubbing.
- Operate swing machines and auto-scrubbers to lift embedded soil and grime beyond what routine mopping removes.
- Rinse and dry floors completely to eliminate slip hazards before the area reopens.
4. Equipment Operation and Care
- Safely operate and maintain all assigned floor care equipment.
- Operate swing machines, auto-scrubbers, floor scrubbers, buffers/burnishers, and wet/dry vacuums.
- Perform routine equipment care after each use — pad/brush changes, tank rinse-out, cord
- and hose inspection.
- Report equipment malfunctions, damage, or wear promptly.
- Load, transport, and secure equipment safely between sites and in the company vehicle.
5. Chemical Handling and Safety
- Follow proper chemical handling and safety procedures on every job.
- Select and mix chemicals according to manufacturer instructions and correct dilution ratios.
- Follow SDS (Safety Data Sheet) and PPE requirements for strippers, floor finishes,
- encapsulation solutions, and degreasers.
- Label and store chemical containers properly; prevent cross-contamination between
- products.
- Use wet floor signage and barricades at all times during and after floor work.
- Complete all work without damaging client property, furniture, or floor surfaces.
6. Scheduling and Site Coordination
- Coordinate project scheduling and site access with the office.
- Coordinate project scheduling with the Office Manager / Operations Manager.
- Confirm site access, occupancy hours, and work windows with client contacts before
- arriving.
- Document completed work with before/after photos for QA and client reporting.
- Communicate delays, access issues, or site problems promptly.

Qualifications
- Prior experience with VLM carpet cleaning, floor stripping/waxing, or commercial floor care strongly preferred
- Comfortable operating swing machines, auto-scrubbers, and floor buffers/burnishers
- Working understanding of chemical safety, dilution ratios, and SDS/PPE requirements
- Detail-oriented — able to spot streaking, missed spots, or an uneven finish
- Reliable transportation and willingness to travel between commercial accounts
- Flexible schedule, including evenings, nights, and weekends as projects require
- Able to pass a background check (required for medical/dental accounts)
Physical Requirements
- Ability to stand, kneel, bend, and walk for extended periods
- Ability to lift and carry floor care equipment and chemical containers (up to approximately
- 40–50 lbs)
- Ability to push and pull auto-scrubbers and swing machines across large floor areas
- Comfortable working with cleaning chemicals and wearing required PPE (gloves, eye
- protection, non-slip footwear)
- Ability to work in low-light or after-hours environments
Pay: $20.00 per hour
