Position Summary:
The Assistant Project Manager supports Project Managers in the successful delivery of luxury residential projects from preconstruction through closeout. This role is responsible for maintaining project controls, coordinating documentation, supporting procurement activities, and ensuring project information is accurate, organized, and current.
The position is designed for emerging construction professionals seeking to develop the technical, operational, and leadership skills required to advance into a Project Manager role.
Key Responsibilities:
Project Coordination & Documentation
· Support Project Managers in the execution of multiple luxury residential projects.
· Coordinate project documentation, meeting records, and correspondence.
· Attend project meetings and site visits.
· Maintain project logs, reports, and records to ensure accurate and organized project information.
· Ensure project documentation is complete, organized, and available to team members.
Procurement & Contract Administration
· Assist with bid solicitations and subcontractor/vendor outreach.
· Support bid leveling and scope comparison exercises.
· Maintain procurement logs and buyout tracking reports.
· Assist with preparation and distribution of subcontract agreements and purchase orders.
· Track long-lead procurement items and owner selections.
· Monitor subcontract and purchase order status throughout project execution.
RFI & Submittal Management
· Process RFIs, submittals, shop drawings, product data, and samples.
· Review submissions for completeness prior to routing.
· Maintain accurate logs and documentation in Procore.
· Track response deadlines and follow up on outstanding items.
· Maintain organized project files and records.
Change Management Support
· Maintain Potential Change Order (PCO) and Change Order logs.
· Track pending design decisions, revisions, and owner-directed changes.
· Collect supporting documentation for Project Manager review.
· Identify potential scope changes and communicate observations to the project team.
· Support change management documentation and tracking processes.
Financial & Schedule Support
· Assist with budget tracking, forecasting, and cost reporting.
· Support schedule updates, procurement tracking, and milestone monitoring.
· Verify supporting documentation for project commitments and invoices.
· Maintain project reporting information to support accurate project controls.
· Track schedule impacts, pending decisions, and procurement constraints.
Success Profile: An APM is expected to maintain strong project controls, identify potential issues early, and enables project teams to execute efficiently through accurate documentation, coordination, and communication.
Qualifications:
· 2-4 years of construction project management experience.
· Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
· Experience with custom residential or luxury residential construction preferred.
· Strong organizational and communication skills.
· Experience with Procore, Bluebeam, Microsoft Project, and Microsoft Office preferred.
Compensation: $90,000-$120,000 base salary plus bonus and benefits.
Pay: $90,000.00 - $120,000.00 per year
