Our Boca Raton and Port St Lucie offices are growing, and we are looking for a detail-oriented Easement Specialist to join our team in Boca Raton.
Position Summary:
The Easement Specialist will play a central role in our easement abandonment and dedication process, working closely with our Engineering, Surveying, and Landscape Architecture departments. This role involves drafting easement abandonment sketches and legal descriptions in AutoCAD Civil 3D and managing the full life cycle of easement-related applications — from initial submittal through agency review, revisions, and final approval — with municipalities, counties, and utility/regulatory agencies throughout South Florida. The ideal candidate is highly organized, comfortable managing multiple concurrent applications and deadlines, and has working knowledge of easement documents, legal descriptions, and municipal permitting/platting processes.
Key Responsibilities:
- Draft easement abandonment and dedication sketches of legal descriptions and exhibits in AutoCAD Civil 3D.
- Research recorded easements, plats, deeds, and title documents to confirm boundaries, dimensions, and legal descriptions prior to drafting.
- Prepare, assemble, and submit easement abandonment/dedication applications to applicable municipalities, counties, utility providers, and regulatory agencies (e.g., city/county engineering and planning departments, utility companies, HOAs, and other easement holders).
- Track application status across multiple jurisdictions and maintain organized project files and submittal logs.
- Coordinate with municipal staff, utility companies, and other easement holders to obtain letters of no objection, consents, and releases.
- Receive, review, and respond to agency comments and requested revisions in a timely manner; revise drawings and documents accordingly and resubmit.
- Coordinate internally with Engineers, Surveyors, and the Landscape Architecture department to ensure sketches and legal descriptions are accurate and consistent with survey data and project plans.
- Maintain a working knowledge of local municipal codes, platting requirements, and easement abandonment procedures throughout South Florida.
- Communicate application status and outstanding items to project managers and clients.
- Maintain a high level of organization, attention to detail, and technical accuracy throughout the process.
Software:
- AutoCAD Civil 3D (required)
- Microsoft Office (Word, Excel, Outlook)
- Familiarity with municipal ePermitting/online submittal portals (preferred)
Qualifications:
- Prior experience drafting easement sketches, legal descriptions, or similar survey/engineering exhibits in AutoCAD Civil 3D required.
- General knowledge of Land Surveying, Civil Engineering, or Land Development processes.
- Experience preparing and processing applications with municipalities, counties, or utility agencies preferred.
- Ability to read and interpret plats, deeds, title documents, and legal descriptions.
- Strong written and verbal communication skills; comfortable corresponding with municipal staff and agency reviewers.
- Highly organized with the ability to manage multiple applications and deadlines simultaneously.
- Detail-oriented with strong follow-through on revisions and outstanding agency comments.
- Valid Florida Driver’s License preferred.
- Minimum 40 hours per week; occasional overtime as needed.
Preferred Experience:
- Experience with easement abandonments/dedications in Palm Beach, Broward, and/or Miami-Dade Counties.
- Familiarity with South Florida municipal and agency submittal requirements and review processes.
- Experience coordinating with utility companies (FPL, AT&T, cable, water/sewer providers) for easement releases.
