DS Jordan Construction is seeking an experienced and highly motivated Commercial Construction Project Manager to lead and manage restaurant construction projects from pre-construction through close-out and warranty. This role plays a critical part in ensuring the safe, on-time, and cost-effective delivery of commercial food and beverage industry projects. The ideal candidate is a proactive leader with a solid background in construction project management and a strong focus on client satisfaction, quality, and operational excellence.
Please Note: Extensive experience in restaurant construction is a requirement for this role.
Key Responsibilities:
- Ensure compliance with DS Jordan Construction’s safety programs and actively promote a culture of health and safety among project teams and subcontractors.
- Oversee daily construction operations across multiple active job sites, ensuring projects meet safety, quality, schedule, and budget expectations.
- Lead project planning; includes scheduling, estimating, and identifying key milestones and critical path activities.
- Build and maintain strong relationships with clients, serving as the primary point of contact for all project-related communications and proposals.
- Participate in risk assessments and collaborate with legal, engineering, and regulatory teams to ensure compliance.
- Negotiate and manage contracts, including prime contracts, subcontracts, and change orders.
- Develop and implement construction staffing plans; manage and mentor project teams to achieve performance goals.
- Coordinate site mobilization, demobilization, and logistics planning, including site layouts and permitting.
- Oversee the RFP and bid process; prepare scopes of work, evaluate bids, and manage subcontractor selection.
- Review and present project budgets, cash flow forecasts, and status reports to stakeholders and executive leadership.
- Collaborate with engineering teams to ensure timely delivery of project documentation and technical deliverables.
- Manage contract administration processes such as RFIs, submittals, change orders, close-out, and claim mitigation.
- Supervise invoicing and payment processes for clients, subcontractors, and vendors.
- Lead project commissioning and startup coordination with internal and external teams.
- Ensure all project documentation, permits, insurance, licensure, and bonding requirements are in place.
- Conduct quality, financial, and safety audits, drive resolution of any non-conformance issues.
- Monitor and track project progress, labor productivity, materials management, and equipment logistics.
- Oversee project closeout, including turnover documentation, warranty, and retention compliance.
- Support communication with regulatory bodies and public agencies as needed.
- Provide training, mentorship, and onboarding support to junior staff, field supervision, and trade partners.
- Foster relationships with community stakeholders and labor trades; manage labor agreements and compliance.
- Perform other duties as required to support the successful delivery of projects.
Qualifications:
- Bachelor’s degree in Construction Management, Engineering, or a related field (or equivalent work experience).
- Minimum of 4 years of restaurant construction project management experience.
- Proven ability to lead complex construction projects through all phases.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint, Access).
- Experience with project management tools for scheduling, cost control, and documentation.
- Strong organizational, leadership, communication, and interpersonal skills.
- Ability to manage multiple priorities in a fast-paced, deadline-driven environment.
- Experience in industries such as commercial, hospitality, aviation, or manufacturing is preferred.
- Familiarity with accounting principles and budgeting in construction projects.
- Must meet company driving requirements.
