About the Work
We're a property services company running full-property turnovers across Port Charlotte, Cape Coral, and the surrounding Gulf Coast. We have two properties starting now and a growing pipeline behind them. We need people who can walk into a house and make it move-in ready — whether that means hanging doors, running baseboard, pulling a kitchen demo, patching drywall, setting cabinets, or knocking out a 40-item punch list in a day.
Every job is scoped to a written task list before you show up. You know the work, you know the payout, no surprises. If you deliver clean work and show up when you say you will, we'll keep you busy.
What You'll Do
You'll be assigned scoped work tickets that may include any combination of:
- Kitchen and bath demo — old cabinets, countertops, backsplash, fixtures, appliances. Haul-off included.
- Cabinet installs — base and wall cabinets, hardware, adjustments
- Interior door installs — prehung slabs, bifold closet doors, pocket doors, special-order shaker style
- Door hardware — privacy and passage lever sets, deadbolts and entry knobs (keyed alike), hinges, doorstops
- Baseboard and shoe molding — install, miter, nail-set, caulk, paint-ready (400+ LF per property is typical)
- Trim and jamb kits — closet openings, door casings, crown molding
- Drywall patching — anchor points, removed shelving, fixture cutouts, ceiling patches. Float and texture to match.
- Mirror installs, bath accessories (TP holders, towel bars, towel rings)
- Attic pull-down stairs
- Appliance installs — range, dishwasher, microwave with trim kit. Anti-tip brackets, high drain loops, test cycles.
- Slider door rollers and track repair, lock replacement
- Pressure washing — full property (driveways, walks, patios, porch, siding)
- Gutter cleaning, screen door and porch panel repair, gate repair, paver leveling
- General punch list — wire shelving, outlet covers, garage door opener service, remote programming, threshold replacement
The more of this you can do well, the more work we send you. You don't need all of it — but the people who can handle a full punch list in one visit are the ones who stay busy.
What We're Looking For
- Real residential remodel or turnover experience — you've done this work before, not learning on the job
- Finish carpentry skills (doors, trim, baseboard) are a strong plus
- Your own tools and reliable transportation
- Smartphone for before/during/after photos on every task — this is how quality check and payment work
- Responds to texts during business hours
- Shows up on the day agreed, communicates if anything changes, owns the quality of your work
How We Operate
- Every job is scoped and agreed in writing before you start — full task list and payout upfront
- Same-day payment after work passes quality check (Zelle, CashApp, or Apple Pay)
- 1099 independent contractor — you set your own schedule and take the jobs that work for you
- W-9 required before your first assignment
Pay: $250.00 - $750.00 per day
