A primary responsibility of our Escrow Officer will be processing and closing real estate transactions in the Chattanooga area.

Skills Required — Escrow Officer | Processor
Coordinate and conduct real estate closings. Independently manage a high-volume pipeline of purchase, refinance, and investor transactions from contract to disbursement. Schedule and conduct closings (in-person, mobile, and remote online notarization), coordinate all parties — buyers, sellers, agents, lenders, and attorneys — and keep every file moving to an on-time close.
Build and maintain client relationships. Serve as the trusted point of contact for repeat clients, real estate agents, lenders, and investors. Communicate proactively at every milestone so referral partners never have to ask for a status update, and represent North and Main's culture of growth and professionalism.
Create memorable closing experiences. Treat the closing table as the client's biggest financial moment, not a paperwork exercise. Anticipate questions, eliminate surprises before closing day, and deliver a smooth, personal experience that turns first-time clients into repeat business and referral sources.
Review title commitments. Read and analyze title commitments for accuracy, identifying liens, judgments, easements, encroachments, and vesting issues. Recognize problem files early — estates, divorces, foreclosures, entity sellers — and escalate curative matters before they threaten the closing date.
Satisfy title requirements. Independently clear Schedule B-I requirements: obtain payoffs, estoppels, lien releases, probate and entity documentation, and municipal lien searches. Work directly with underwriters on endorsements and clearance decisions, and document the file for a clean audit trail.
Balance CDs and coordinate with lenders. Prepare and balance Closing Disclosures and settlement statements with lender closing teams accurately and under deadline pressure. Apply TRID requirements, resolve fee discrepancies quickly, and manage wire and disbursement figures with zero-error discipline.
Provide the highest level of client responsiveness to title questions. Answer title and escrow questions from agents, lenders, and consumers same-day, in plain language. Own the answer — research the issue, consult management when needed, and follow up until the question is fully resolved.
Review signed closing packages for accuracy. Perform quality control on executed packages before disbursement and recording: verify signatures, notarizations, dates, and lender-required documents. Catch and correct deficiencies before funding to prevent post-closing issues, recording rejections, and claims.
