Trades Exchange is recruiting an experienced Building Automation Systems (BAS) Integrator / Controls Programmer for an advanced field-level controls opportunity.
THIS IS A BAS PROGRAMMING POSITION — NOT JUST AN HVAC SERVICE TECH ROLE.
We are looking for someone who can program, commission, troubleshoot, integrate, and support Building Automation Systems controlling commercial and industrial HVAC equipment.
The ideal candidate has strong hands-on experience with Tridium Niagara AX/N4, BACnet, HVAC controls, electrical troubleshooting, IT networking, VFDs, and BAS commissioning.
What You'll Be Doing
- Create, implement, and modify BAS programming strategies
- Program and commission multiple control systems
- Download, adjust, and troubleshoot BAS programs
- Perform functional checks of mechanical systems
- Review site drawings, blueprints, schematics, and project specifications
- Troubleshoot HVAC control systems and electrical circuits
- Integrate multiple facility systems into Building Automation Systems
- Work with communication protocols including:
- BACnet MS/TP
- BACnet/IP
- Modbus
- Echelon
- Zigbee
- Create and modify BAS graphics for:
- Mechanical equipment
- Integrated devices
- Floor plans
- Install and maintain BAS control components
- Assist with control wiring and conduit installation
- Test complete systems and components under operating conditions
- Diagnose system performance issues
- Create and maintain controls documentation
- Coordinate with subcontractors, vendors, facility personnel, and customers
- Provide technical support and training to facility operators and maintenance teams
- Document work performed, labor hours, and material costs
- Maintain accurate service and project documentation
- Follow all internal, customer, and site safety requirements
BAS / Controls Experience We're Looking For
Candidates should have experience with:
Building Automation Systems
BAS programming
BAS commissioning
HVAC electrical troubleshooting
Tridium Niagara AX/N4 or equivalent
BAS advanced applications
IT networking
BACnet and other BAS communication protocols
Electrical circuits and Ohm's Law
HVAC systems and components
Chilled-water systems
Condenser-water systems
Hot-water systems
Variable- and constant-volume air systems
Variable Frequency Drives (VFDs)
Valves and actuators
Control signals
Mechanical and electrical blueprints
Control diagrams and schematics
BAS engineering software
Preferred BAS Certifications / Platforms
Experience or certifications involving systems such as:
- Tridium Niagara AX / N4
- Siemens
- Honeywell
- Trane
- Comparable BAS / controls platforms
Additional Technical Experience
Strong candidates should understand:
- BAS network configuration
- IT networking and protocols
- Windows operating systems
- Microsoft SQL servers
- AutoCAD
- VFD operational checks
- Test and Balance concepts
- Valve and actuator selection/sizing
- Control signals
- Development of scopes of work
Education
High school diploma or greater required.
Relevant training or equivalent experience should include:
- Installation and commissioning / interoperability of systems
- HVAC electrical troubleshooting
- Niagara AX/N4 or equivalent BAS platform experience
- BAS advanced applications
- IT networking

Physical / Field Requirements
This is a field position and may require:
- Driving or riding in a vehicle for extended periods depending on assignment
- Working in hot, cold, and changing weather conditions
- Working in cramped or limited-access spaces
- Exposure to typical construction/facility noise and conditions
- Frequent standing and use of tools
- Climbing
- Stooping
- Kneeling
- Crouching
- Crawling
- Reaching overhead
- Occasional lifting of objects up to approximately 75 lbs.
