Job Title: Regional Operations Partner
Department: Operations
Role Overview
The Regional Operations Partner keeps property operations running smoothly across the portfolio and operates in two modes. When floating to a community, the Partner steps into the Property Manager, Assistant Manager, or Leasing Professional function and carries the full operating responsibility of that seat — including the authority to make day-to-day operational decisions on behalf of the property. When not floating, the Partner serves as an operational help desk and training resource, supporting site teams on systems, processes, and onboarding. The role reports to the Regional Manager and is instrumental during the onboarding and transition of new properties added to the portfolio.
Core Responsibilities
Site Coverage & Decision-Making (Floating)
- Step into and fully operate the Property Manager, Assistant Manager, or Leasing Professional role as assigned.
- While floating, exercise the authority to make operational decisions on behalf of the property on the same basis as the role being covered — approving applications and renewals, directing on-site staff and vendors, and authorizing maintenance purchasing and unit turns — within Montium policy, budget, and any spending or approval limits set by the Regional Manager.
- Conduct property tours, process applications, manage resident communications, and execute lease renewals.
- Oversee delinquency follow-up and authorize actions consistent with company policy.
- Direct maintenance purchasing, track work tickets, coordinating unit turns, and process legal files.
- Escalate matters outside the covered role’s normal authority, established policy, or defined limits to the Regional Manager.
New Property Onboarding & Transitions
- Partner closely with the Regional Manager during the onboarding and transition of newly acquired properties.
- Help stand up operations and integrate site teams as properties are added to the portfolio.
Systems Help Desk & Training
- Serve as an operational help desk, answering software and process questions for Property Management, Leasing, and Maintenance teams.
- Train new hires and deliver continuing education to existing site staff on platforms and workflows.
- Apply advanced Yardi knowledge to troubleshoot issues and support teams across the portfolio.
Skills Required
- Strong customer service, organizational, and multitasking abilities.
- Sound independent judgment, with the confidence to run a property and make operational decisions while covering a role.
- High adaptability — able to quickly learn the workflows, policies, and nuances of each community covered.
- Clear written and verbal communication for working with residents, site teams, and vendors.
- Ability to train and coach others on systems and processes.
