Parking Facilities Maintenance Technician

The project includes the 177-room Aloft San Juan hotel, the 6,000-spectator Coca-Cola Music Hall, an 8-screen VIP cinema by Caribbean Cinemas, TOROVERDE Urban Park, including Puerto Rico’s only urban zip-line attraction, and over 10 bars, lounges, fast casual eateries, full-service restaurants, attractions, and other entertainment experiences. The project is centered around a 50,000 square foot plaza with a fully digitized 14,500- foot stage system with 19 LED screens, incorporating 19 million pixels, providing 360 experiences to visitors.
Position Overview
The Parking Facilities Maintenance Technician is responsible for the general maintenance and upkeep of the parking facilities managed by DL Parking Manager throughout the Convention Center District and adjacent parking lots at Distrito T-Mobile. This position ensures that all parking structures, surface lots, equipment, and related infrastructure remain safe, clean, fully operational, and well-maintained at all times, contributing to a positive experience for visitors, tenants, and event attendees.
Essential Job ResponsibilitiesFacility Maintenance & Repairs
- Conduct routine inspections of parking garages, surface lots, and surrounding areas to identify maintenance needs, safety hazards, and property damage.
- Perform minor repairs to pavement, sidewalks, parking striping, signage, barriers, lighting fixtures, and other facility components.
- Coordinate and schedule preventive maintenance and repairs with external contractors when work exceeds internal capabilities, including elevator service, structural repairs, and major electrical work.
- Inspect, maintain, and troubleshoot parking equipment, including gate arms, ticket dispensers, pay stations, access control systems, and revenue control equipment, escalating technical issues to vendors when necessary.
- Perform routine cleaning and maintenance to ensure facilities remain safe, organized, and presentable.
- Follow all company safety policies, OSHA regulations, and applicable local safety standards while performing maintenance duties.
- Maintain accurate maintenance logs and report equipment deficiencies or repair needs to management.
Event & Operational Support
- Prepare parking facilities for Convention Center events, concerts, and other high-volume operations by installing signage, cones, barricades, and ensuring parking areas are properly organized.
- Provide rapid maintenance support during events to resolve issues that may impact traffic flow, customer safety, or the guest experience.
- Assist operations staff as needed to maintain efficient parking operations during peak business periods.
- Respond promptly to emergency maintenance situations to minimize operational disruptions.
Required Qualifications
- High school diploma or equivalent.
- Minimum of two (2) years of experience in facility maintenance, building maintenance, or a related field; parking industry experience is preferred.
- Basic knowledge of electrical, plumbing, and mechanical systems.
- Ability to safely operate hand tools, power tools, and light maintenance equipment.
- Valid driver's license with a clean driving record.
- Ability to work a flexible schedule, including evenings, weekends, holidays, and special events.
- Strong attention to detail with the ability to work independently and prioritize multiple tasks.
- Good problem-solving and communication skills.
Work Environment
This position is performed primarily outdoors and within multi-level parking structures located throughout the Convention Center District and adjacent parking facilities at Distrito T-Mobile. The role requires frequent travel between parking locations and may involve exposure to vehicle traffic, noise, dust, vehicle exhaust, and varying weather conditions. Employees must be able to work safely in active parking environments while maintaining a high level of professionalism and operational efficiency.
Physical Requirements
- Ability to walk, stand, bend, kneel, and climb stairs for extended periods.
- Ability to lift and carry up to 50 pounds.
- Ability to work outdoors in varying weather conditions.
- Comfortable working on ladders, elevated areas, and within enclosed parking structures.
- Ability to perform repetitive physical tasks throughout the workday.
