Affordable Housing Float Specialist (HUD / LIHTC / RD)
Position Summary
The Affordable Housing Float Specialist provides administrative and compliance support across multiple affordable housing communities, including HUD Section 8, Low-Income Housing Tax Credit (LIHTC), and USDA Rural Development (RD) properties. This position assists onsite teams by supporting resident services, completing compliance-related tasks, maintaining accurate records, and providing coverage during staffing needs, vacations, or periods of increased workload.
The ideal candidate is organized, detail-oriented, knowledgeable in affordable housing regulations, and able to adapt quickly while supporting multiple communities.
Essential Duties & Responsibilities
Compliance & Recertifications
- Complete annual and interim resident recertifications in accordance with HUD, LIHTC, and RD program requirements.
- Review and verify resident documentation, including income, assets, household composition, and eligibility requirements.
- Assist with EIV, income verification, and third-party verification processes.
- Maintain accurate resident files and ensure required compliance documentation is completed timely.
- Assist with preparation for audits, MORs, REAC inspections, file reviews, and compliance monitoring.
Resident Support & Customer Service
- Serve as a point of contact for residents by answering questions and providing excellent customer service.
- Respond professionally to resident concerns, requests, and general inquiries.
- Assist residents with paperwork, forms, and program-related questions.
- Provide support to onsite teams with resident communication and follow-up.
Administrative & Office Support
- Answer incoming phone calls and respond to emails in a timely and professional manner.
- Assist with data entry, updating resident records, and maintaining accurate information in property management software.
- Process paperwork, organize files, scan/upload documents, and assist with administrative tasks.
- Assist with preparing reports, notices, correspondence, and other property documentation.
Leasing & Waiting List Support
- Maintain and update property waiting lists according to program requirements.
- Assist with applicant inquiries, application processing, and eligibility documentation.
- Support leasing efforts, including scheduling appointments, preparing paperwork, and assisting with move-in documentation.
- Ensure compliance with Fair Housing regulations throughout the application and leasing process.
Property Operations Support
- Provide coverage and administrative support at multiple communities as needed.
- Assist Property Managers with daily operational tasks.
- Support resident retention efforts and promote positive resident relationships.
- Assist with special projects and additional duties as assigned.
Qualifications
- Previous experience in affordable housing, property management, or compliance preferred.
- Knowledge of HUD Section 8, LIHTC, and/or USDA Rural Development programs a must.
- Experience with resident certifications, recertifications, and housing documentation.
- Strong organizational skills with attention to detail and accuracy.
- Excellent written and verbal communication skills.
- Ability to manage multiple priorities and work independently.
- Proficiency with Microsoft Office and property management software (Yardi/OneSite experience preferred).
- Must maintain confidentiality of resident information and follow Fair Housing guidelines.
Physical Requirements
- Ability to sit, stand, walk, and work in an office environment.
- Ability to travel between properties as needed.
- Ability to perform administrative tasks requiring computer use and document handling.
Position Type
Part Time 25-32 hours
Travel Between Properties Required
Pay: $20.00 - $23.00 per hour
