Job Summary
We are seeking a dependable, hardworking Internal Landscaping & Property Maintenance Technician to maintain the appearance, safety, and functionality of our residential and commercial properties. This position is responsible for landscaping, grounds maintenance, irrigation systems, and coordinating with vendors while assisting with various property maintenance needs.
The ideal candidate is self-motivated, detail-oriented, and takes pride in creating clean, attractive, and well-maintained properties.
Responsibilities
Landscaping & Grounds Maintenance
- Mow, edge, and maintain lawns and landscaped areas.
- Plant, water, trim, prune, and fertilize trees, shrubs, flowers, and turf.
- Remove weeds, leaves, litter, and debris from all outdoor areas.
- Maintain parking lots, sidewalks, fences, and common areas.
- Perform seasonal landscaping, storm cleanup, and holiday décor installation.
- Safely operate and maintain landscaping equipment, including:
- Zero-turn and riding mowers
- Weed trimmers
- Leaf blowers
- Hedge trimmers
- Edgers
- Pressure washers
- Inspect, troubleshoot, and perform basic repairs to irrigation systems.
- Apply fertilizers, herbicides, and pesticides according to safety regulations and company policies.
- Identify and correct safety hazards throughout the property.
Property Maintenance
Assist with or coordinate maintenance involving:
- HVAC systems
- Plumbing
- Electrical systems
- Elevators
- Propane systems
- Pool equipment and water systems
- Security systems
- Fireplaces
- Fire protection systems
- Carpentry repairs
- Pressure washing
- Interior and exterior maintenance projects
Vendor & Property Coordination
- Coordinate and oversee outside contractors for repairs and maintenance.
- Schedule inspections and preventive maintenance.
- Monitor vendor performance and project completion.
- Report maintenance issues and recommend repairs.
- Assist with preparing maintenance budgets and financial reports for property owners.
Qualifications
- Experience in landscaping, grounds maintenance, property maintenance, or a related field preferred.
- Ability to safely operate landscaping equipment.
- Basic knowledge of irrigation systems and general property maintenance.
- Working knowledge of HVAC, plumbing, electrical, or carpentry is a plus.
- Strong organizational and communication skills.
- Ability to work independently with minimal supervision.
- Dependable, punctual, and team-oriented.
- Valid driver's license with a clean driving record preferred.
Physical Requirements
- Ability to lift and carry up to 50 pounds.
- Ability to stand, walk, bend, kneel, and perform physical labor throughout the workday.
- Ability to work outdoors in varying weather conditions, including heat, cold, and rain.
- Ability to safely operate power equipment and tools.
