Job Summary
We are seeking a dynamic and compassionate Occupancy Specialist to join our team dedicated to supporting individuals from underserved communities. In this vital role, you will coordinate housing placements, manage occupancy processes, and ensure compliance with housing assistance programs such as LIHTC (Low-Income Housing Tax Credit), Section 8, and other housing subsidies. Your expertise will help empower high-risk populations, including those with mental health conditions or substance use challenges, to access safe, stable housing. Responsibilities
- Manage the entire occupancy process, including tenant screening, lease signings, and move-in coordination using property management software such as Lindsey.
- Conduct thorough assessments of applicants’ eligibility for various housing assistance programs, ensuring compliance with Fair Housing regulations and program requirements.
- Negotiate lease terms with prospective tenants and landlords, fostering positive relationships that support sustainable housing solutions.
- Provide crisis intervention when necessary, addressing high-risk situations with sensitivity and professionalism to maintain safety and stability.
- Educate tenants on their rights under Fair Housing laws and assist them in navigating complex landlord-tenant law issues.
- Support residents with case management services, including addiction counseling referrals, mental health support, and connecting them with community resources.
- Collaborate closely with social workers, mental health professionals, and community agencies to support residents’ well-being and promote long-term housing stability.
Requirements
- Proven experience in property management or social work within underserved communities or high-risk populations.
- Strong knowledge of landlord-tenant law, Fair Housing regulations, and housing assistance programs such as LIHTC and Section 8.
- Excellent negotiation skills combined with the ability to handle crisis situations effectively through crisis management techniques.
- Familiarity with property management software like Lindsey or MRI software is highly preferred.
- Ability to work compassionately with individuals facing mental health conditions, addiction challenges, or other complex needs.
- Skilled in motivational interviewing techniques to empower residents toward self-sufficiency.
- Knowledge of fair housing laws and experience supporting diverse populations from underserved backgrounds is essential.
