Cortex Residential is seeking a Community Manager to perform daily management tasks at an affordable rental apartment community in Lancaster, PA. This role requires expertise in affordable housing compliance, specifically Low-Income Housing Tax Credit (LIHTC), along with strong attention to detail, excellent time management skills, and the ability to effectively multitask.
Responsibilities
- Manage the Leasing Process including marketing apartments, facilitating applicant interviews and showings, analyzing background information, collecting appropriate security deposits, and explaining occupancy terms.
- Prepare lease agreements, lease addenda, term extensions, and any other documents pertaining to the leasing process.
- Prepare compliance packages with high attention to detail for LIHTC program rules.
- Ensures all compliance-related documents are saved and/or stored according to company and PHFA/HUD guidelines.
- Gathers and prepares necessary documentation for regulatory compliance audit reviews and promptly prepares responses to address any compliance findings, submitting to the Regional Manager for review prior to submission to the auditing agency.
- Ensures that the necessary compliance reports are maintained and monitored, as required by PHFA/HUD.
- Ensures that all rent is collected timely and posted to the tenant ledger accurately.
- Manage the Move-Out Process ensuring the property has been fully vacated, conducting unit inspections, recovering all keys, initiating make-ready work orders, and preparing appropriate security deposit correspondence.
- Prepares notification letters to tenants regarding updates and changes in policies, as required.
- Ensures that tenants are provided with a clean, safe, and well-maintained community.
- Works to resolve tenant complaints concerning potential lease agreement violations.
Additional Responsibilities
- Assists with various tasks relating to property management as they arise.
Requirements
- Exceptional attention to detail.
- Previous property management or housing community management experience preferred.
- Strong understanding of low-income housing regulations and subsidy programs.
- Ability to multi-task and prioritize appropriately in a constantly changing environment and act with a sense of urgency and accountability.
- Highly driven and values entrepreneurialism; works well within ambiguity.
- Excellent communication and interpersonal skills.
- Experience working with Microsoft Office Suite and Adobe Acrobat.
- Experience working with Yardi is preferred.
