JOB DESCRIPTION – ASSISTANT FACILITIES MANAGER
The Assistant Facilities Manager will directly report to the Facilities Manager at Lawler-Wood’s facility management account serving Knoxville Utilities Board (“KUB”). The position will provide management support to the Facility Manager and provide oversight and leadership to the maintenance technicians as well as the on-site third party vendors. In addition to day to day repairs and maintenance tasks, the Assistant Facilities Manager will assist with administrative duties, projects, after-hours support, property inspections, and any other tasks as requested by the Facilities Manager or by the EVP of Property Management. The Assistant Facilities Manager must have strong diplomatic leadership skills, be well rounded in all aspects of commercial facility maintenance, be proactive in anticipating problems before they occur, and be able to communicate effectively with staff, clients, visitors, vendors and subcontractors. The successful Assistant Facilities Manager seeks to drive the performance of themselves and the department to greater productivity levels while ensuring that workflow processes are being handled properly, safety is ensured, and work quality is being held to the standards of both the client and Lawler-Wood.
JOB DUTIES AND RESPONSIBILITIES:
- Perform all work requests from client, Facilities Manager, EVP or other designated personnel in a courteous, timely, and professional manner.
- Assist the department with any tasks as needed to ensure proper staff coverage.
- Maintain and enforce the Facility Management operating policies and procedures with attention to customer service and safety.
- Perform daily routines as directed by the Facilities Manager.
- Perform the weekly set of preventive maintenance work orders that are assigned.
- Maintain clean, organized and safe work areas such as machinery rooms, shop and tool rooms, etc.
- Assist sub-contractors and vendors with scheduled services and projects as needed.
- Responsible for supervising and participating in after-hours emergency calls as needed. Position requires being on-call periodically and also requires management oversight during off-weeks as needed.
- Perform scheduled after-hours equipment testing and maintenance.
- Perform daily tasks through the electronic work order system closing out completed work orders in a timely manner.
- Provide excellent customer service with a friendly and positive attitude.
- Perform daily checks on all Matrix systems to insure there are no issues with building controllers, RCM’s, alarms, etc.
- Conduct comprehensive property inspections to identify possible service issues and/or maintenance needs to ensure our compliance with quality standards and contractual requirements.
- Provide feedback regarding daily operations or arising issues to the Facilities Manager for discussion and problem solving.
- Promptly address all work requests and repair/maintenance needs with thorough follow-up and communication through to full project completion.
- All other duties as assigned.
Job Type: Full-time
Pay: $60,000.00 - $65,000.00 per year
