MAINTENANCE DIRECTOR
JOB DESCRIPTION
QUALIFICATIONS:
1. High school diploma or equivalent

Experience in maintenance of facilities and mechanical systems
REPORTS TO: Executive Director
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES*

Ensures that all equipment (air conditioning, heating, plumbing, etc.) is operational

Supervises electrical and energy maintenance systems.

Plans and reviews fiscal matters related to plan operations.

Negotiates bids with outside contractors for execution of maintenance and repair work.

Performs or coordinates with outside contractors a wide range of maintenance and repair tasks around the facility.

Seeks regular updates of new developments, regulations, policies, and procedures related to all maintenance functions mandated by federal, state, and local laws.

Develops and implements a comprehensive maintenance and operations annual work plan

Monitors workplace accidents and maintains an incident reporting system.

Formulates workplace safety committees that are required to meet and discuss safety issues.

Analyzes demographics of workplace accidents and devises training to eliminate major causes of accidents.

Conducts fire drills, in collaboration with administration, on a monthly basis, recording accurate information about duration and success of its completion.

Monitors school compliance with recommendations made by official inspectors and prompt correction of discrepancies.

Maintains records on all chemicals that have been disposed and ensure that hazardous chemicals are properly stored.

Performs other duties as assigned.

Knowledge of the proper handling of hazardous materials.

Considerable knowledge of materials, methods and equipment used in maintenance of schools.

Ability to establish and maintain an effective, collaborative work environment with employees and others.

Working knowledge of federal, state, and local laws and ordinances related to school buildings and safety.

Knowledge of environmental regulations.

Knowledge of current safety and security methods.

Ability to plan, organize, monitor, and evaluate a comprehensive maintenance and safety plan.

Ability to communicate with staff and others with oral and written communication.
TERMS OF EMPLOYMENT: Twelve months employment/Contract/FLSA Exempt
STARTING SALARY OR GRADE: Salary Grade 55
EVALUATION: The performance of the Maintenance Director will be evaluated by the Executive Director.
