Building Engineer Position Summary
The Building Engineer is responsible for the day-to-day operation, maintenance, functionality, presentation, and operational readiness of Greenbridge Management's commercial properties. This role ensures each property consistently meets Greenbridge Management's standards through proactive maintenance, work order management, preventative maintenance, contractor coordination, and exceptional tenant service. Working alongside the Senior Building Systems Specialist, the Building Engineer owns daily building operations while supporting the long-term preservation of the property's assets.
Position Purpose
The Building Engineer serves as the operational steward of the property, ensuring that building systems, common areas, and tenant-facing spaces remain safe, functional, clean, and professionally maintained. This role emphasizes ownership, accountability, responsiveness, craftsmanship, and continuous operational improvement.
Building Operations
- Conduct daily property inspections and identify operational deficiencies.
- Perform general building maintenance and repairs within assigned scope.
- Maintain common areas, lighting, doors, hardware, ceilings, walls, flooring, and building finishes.
- Perform minor plumbing, electrical, carpentry, drywall, painting, and general maintenance repairs as qualified.
- Support office moves, tenant improvements, furniture moves, and building events.
- Promote a safe, clean, and professional environment throughout the property.
- Assist in maintaining compliance with life safety, fire, and building code requirements.
Work Order Management
- Own the day-to-day work order process.
- Prioritize and complete maintenance requests efficiently.
- Coordinate vendors when specialized services are required.
- Maintain accurate work order documentation and timely closeout.
- Identify recurring maintenance issues and recommend operational improvements.
Preventative Maintenance
- Execute scheduled preventative maintenance programs.
- Perform routine inspections and maintenance of building equipment and common building systems.
- Document maintenance activities and report deficiencies requiring specialized technical support.
- Assist in extending the useful life of building assets through proactive maintenance practices.
Vendor Coordination
Coordinate and oversee routine operational service providers and contractors to ensure work is completed safely, efficiently, and in accordance with Greenbridge Management's standards and contractual requirements.
- Schedule and coordinate routine maintenance and service activities.
- Monitor contractor performance and quality of work.
- Verify completion of contracted services.
- Report service deficiencies and recommend corrective actions.
- Support procurement and onboarding of service providers as requested.
- Maintain documentation related to contractor work.
- Collaborate with the Property Manager and Senior Building Systems Specialist when work impacts specialized infrastructure, major repairs, or capital improvement projects.
Building Appearance & Tenant Experience
- Maintain exceptional property presentation.
- Respond professionally and promptly to tenant requests.
- Support move-ins, move-outs, and special operational requests.
- Deliver responsive, professional customer service.
- Build positive working relationships with tenants through consistent communication and follow-through.
Inventory & Operational Readiness
- Maintain maintenance inventory, tools, and storage areas.
- Track consumables and replacement materials.
- Assist with emergency preparedness and operational readiness.
- Participate in emergency response activities as needed.
Strategic Objectives
- Deliver exceptional tenant service.
- Reduce deferred maintenance through proactive care.
- Improve work order response times and service quality.
- Support operational efficiency and cost-effective building operations.

Role Philosophy
The Building Engineer is the hands-on operational professional responsible for maintaining the overall condition and performance of the property. Success is measured by the quality of maintenance, responsiveness to tenant needs, preventative maintenance execution, attention to detail, professionalism, and commitment to operational excellence. This role partners closely with the Senior Building Systems Specialist, allowing each position to focus on its area of expertise while delivering exceptional service to the property and its tenants.
Position Evolution
As Greenbridge Management grows, this position may expand to include additional operational leadership responsibilities, mentorship of junior maintenance personnel, technology implementation, sustainability initiatives, process improvements, and support for capital improvement projects.

Pay: $32.00 - $38.00 per hour
