Job Title: Property Maintenance Specialist

About the Role:
We are seeking a dependable, hands-on Maintenance Technician to support and maintain a portfolio of short-term rental properties totaling 24 bedrooms in Beaufort, South Carolina. This role is ideal for someone who enjoys problem-solving, takes pride in property presentation, and works well independently while collaborating closely with Operations, Guest Services and Housekeeping teams.
The ideal candidate is proactive, organized, responsive, and capable of ensuring each property remains guest-ready, safe, and operating at a high standard.
Key Responsibilities
Property Maintenance & Upkeep
- Perform routine maintenance, preventative maintenance, and minor repairs across all properties
- Troubleshoot issues involving plumbing, electrical, HVAC, appliances, fixtures, locks, and general wear-and-tear
- Conduct regular inspections of guest rooms, common areas, exterior grounds, and building systems
- Ensure all properties remain clean, functional, safe, and guest-ready at all times
- Monitor inventory of maintenance supplies and tools
Team Collaboration
- Work closely with Guest Services to address guest maintenance requests quickly and professionally
- Coordinate with Housekeeping to identify maintenance concerns during turnovers and inspections
- Communicate property updates, repair timelines, and urgent issues clearly with management and team members
- Support smooth operational flow between departments during high-occupancy periods and events
Vendor & Property Coordination
- Coordinate and oversee vendors, contractors, landscaping, and service providers
- Assist with scheduling preventative maintenance and larger repair projects
- Verify quality and completion of vendor work
On-Call & Guest Support
- Respond to urgent maintenance needs and guest-related issues in a timely manner
- Be available for emergency calls as needed
- Help maintain a positive guest experience through prompt and professional service
Qualifications
- Previous maintenance, facilities, hospitality, construction, or property management experience preferred
- Strong troubleshooting and repair skills
- Ability to work independently and prioritize multiple properties and tasks
- Excellent communication and organizational skills
- Reliable transportation and valid driver’s license required
- Comfortable using smartphones/apps for communication, task management, and reporting
- Ability to lift 50+ pounds and perform physical tasks including climbing stairs, bending, and working outdoors
- Must live within reasonable proximity to Beaufort, SC for on-call response needs
Preferred Experience
- Short-term rental or hotel maintenance experience
- Basic knowledge of HVAC, plumbing, electrical, and appliance repair
- Vendor management and preventative maintenance planning
