Job Title: Loss Mitigation & Investor Reporting Specialist
Job Summary:
The Investor Loss Mitigation & Reporting Specialist supports the administration and reporting of Freddie Mac Loss Mitigation and Investor Reporting activities for both performing and non-performing loans. This position is responsible for ensuring compliance with Freddie Mac servicing requirements, maintaining accurate reporting, coordinating loss mitigation activities, supporting foreclosure and bankruptcy processes, and completing investor accounting and reconciliation functions.
General Description/Duties:
Loss Mitigation Duties:

Prepare and submit Freddie Mac Electronic Default Reporting, including daily and monthly reporting and report corrections.

Create, monitor, and coordinate property inspection requests and reports.

Manage property preservation activities, including re-key requests, securing vacant properties, invoice processing, and quality control.
-
Maintain customer campaign call lists and Quality Right Party Contact reports.
-
Prepare Private Mortgage Insurance (PMI) reporting, including delinquent loans, workouts, foreclosure and bankruptcies. Complete monthly Mortgage Insurance Loan Activity Report (MILAR) reporting.

Image, review, and quality control loss mitigation documentation.

Assist the Loss Mitigation Officer with customer outreach including calls, correspondence and ensure all loans are documented and required notices are mailed in accordance with investor guidelines.

Track and manage loss mitigation timelines to ensure regulatory and investor compliance.

Support internal quality control reviews, investor audits, and state and federal examinations.
-
Maintain current knowledge of Freddie Mac Seller/Servicer Guide requirements through training and webinars.
-
Conduct new loan call campaign to ensure accurate customer contact information, preferred contact method, and review monthly payment options to include all available banking services.

Analyze borrower financial information and complete workout reviews for eligible borrowers.
-
Prepare workout documents, process workout settlements, and update servicing system.
-
Update credit reporting based on workout and loss mitigation outcomes in accordance with FCRA requirements.
-
Submit and monitor reimbursement requests to Freddie Mac to recoup all bank funds advanced.
-
Coordinate foreclosure timelines, attorney communications, referrals, credit bids, certifications, deed recording, and legal publication monitoring.

Complete post-foreclosure sale and Deed-in-Lieu reporting for Freddie Mac and mortgage insurance companies.

Provide bankruptcy case management support.

Serve as backup to the Loss Mitigation Officer as needed.
Investor Reporting Duties:

Complete daily payoff and investor reporting.
-
Prepare, review, and reconcile Principal & Interest (P&I) Determination Reports.
-
Research and resolve daily edit reports and reporting exceptions.
-
Review Freddie Mac funding transactions, complete settlement processing, update servicing system, and maintain monthly MSR report.

Perform custodial account reconciliations, including Form 59 Principal & Interest Custodial Account and 59E Escrow Custodial Account.

Complete Form 75 Reconciliation of Mortgage Portfolio.
-
Monitor custodial cash balances to ensure sufficient funds are available for Freddie Mac drafts.
General Duties:

Ensure compliance with all applicable federal and state banking laws, regulations, and investor servicing requirements.

Perform additional duties as assigned.
Requirements:

High school diploma or equivalent.
-
Two or more years of mortgage servicing, lending, collections, loss mitigation, or related financial services experience strongly preferred.

Knowledge of Freddie Mac servicing guidelines preferred.

Effective written and verbal communication skills.

Strong analytical, organizational, and problem-solving skills.

Proficient in Microsoft Office applications with strong working knowledge and current use of Excel.

Ability to manage multiple priorities, meet deadlines while maintaining a high level of accuracy.
