Overview
Position Summary
The Maintenance Supervisor is responsible for the overall upkeep, maintenance, cleanliness, safety, and appearance of the facility and surrounding grounds. This position performs and coordinates a wide variety of building maintenance, groundskeeping, repairs, and general facility operations to ensure the property remains safe, functional, clean, and well-maintained.
Key Responsibilities
Building Maintenance & Repairs
- Perform routine inspections of buildings, equipment, and facilities.
- Identify maintenance issues and complete repairs in a timely manner.
- Perform general carpentry and building repairs.
- Repair and replace doors, locks, hardware, fixtures, shelving, and other building components.
- Perform basic electrical maintenance and replace light fixtures, bulbs, switches, and outlets when appropriate.
- Perform basic plumbing repairs, including toilets, faucets, sinks, drains, leaks, and other fixtures.
- Troubleshoot maintenance problems and determine when outside contractors are required.
- Maintain tools, equipment, supplies, and maintenance areas.
Painting & Drywall
- Patch, repair, and finish drywall.
- Repair holes, cracks, dents, and other wall damage.
- Prepare surfaces for painting.
- Paint interior and exterior walls, doors, trim, rooms, and other areas as needed.
- Maintain a clean and professional appearance throughout the facility.
Groundskeeping
- Maintain lawns, landscaping, trees, shrubs, and exterior areas.
- Mow, trim, edge, weed, and perform seasonal grounds maintenance.
- Remove leaves, branches, debris, and other outdoor waste.
- Maintain sidewalks, parking areas, entrances, and exterior common areas.
- Perform snow and ice removal or coordinate snow removal services when necessary.
- Monitor exterior lighting, fencing, gates, drainage, and other property features.
Trash & Waste Management
- Maintain trash and recycling areas.
- Coordinate regular trash and recycling collection.
- Move and empty trash and recycling containers as needed.
- Keep dumpsters and waste areas clean and organized.
- Ensure proper disposal of facility waste and debris.
- Remove bulky items and maintenance debris when necessary.
Preventive Maintenance
- Establish and maintain a regular preventive maintenance schedule.
- Inspect HVAC, plumbing, electrical, mechanical, and building systems.
- Monitor equipment for signs of wear, damage, or failure.
- Keep records of completed maintenance and repairs.
- Address small problems before they become costly repairs.
Vendors & Contractors
- Schedule and coordinate outside contractors and service providers.
- Obtain estimates and assist with evaluating repair and maintenance needs.
- Monitor contractor work to ensure jobs are completed properly.
- Maintain records of warranties, service agreements, inspections, and repairs.
Safety & Facility Operations
- Maintain a safe environment for employees, visitors, and occupants.
- Identify and correct potential safety hazards.
- Maintain emergency exits, walkways, entrances, and common areas.
- Assist with emergency maintenance situations.
- Ensure maintenance activities are performed in accordance with applicable safety requirements.
- Maintain appropriate inventory of maintenance supplies, tools, cleaning supplies, and materials.
Qualifications
- Previous experience in facilities maintenance, property maintenance, building maintenance, or a related field.
- Strong hands-on skills in general repairs and maintenance.
- Experience with painting, drywall, plumbing, carpentry, and groundskeeping.
- Ability to operate common hand and power tools safely.
- Ability to troubleshoot maintenance problems and determine appropriate solutions.
- Ability to work independently and prioritize multiple maintenance requests.
- Strong organizational and communication skills.
- Valid driver's license preferred.
- Relevant trade certifications or licenses are a plus.
