POSITION SUMMARY
The Maintenance Technician is a hands-on maintenance professional responsible for performing routine and intermediate maintenance, repair, and preventative maintenance work at multifamily communities managed by SRV Residential.
This role supports asset preservation, resident satisfaction, safety, and regulatory compliance while working under the direction of the Maintenance Supervisor and Property Manager across three small apartment communities within close proximity. The Maintenance Technician assists with facilities management, preventative maintenance programs, service requests, apartment turns, and vendor coordination. While this position does not require advanced certifications, EPA Certification is strongly preferred and it is expected to uphold the same standards of quality, safety, documentation, and professionalism as senior maintenance roles.
KEY RESPONSIBILITIES
Facilities Maintenance & Asset
Preservation Perform routine and intermediate maintenance across buildings, units, amenities, and grounds Support asset preservation through quality workmanship and attention to detail Assist with inspections and identify maintenance or safety concerns
Maintain high standards for curb appeal and cleanliness
Preventative Maintenance Assist with preventative maintenance for HVAC, plumbing, electrical, appliances, and life safety systems
Complete preventative maintenance tasks as scheduled Service Requests & Apartment Turns
Complete service requests in a timely and professional manner Assist with apartment turns and move-in readiness
Communicate work status clearly to supervisors
Safety & Risk Management
Follow company safety policies and safe work practices
Use PPE and maintain a safe work environment Report unsafe conditions or incidents immediately
Vendor & Team Support Assist with vendor coordination and site access
Support inventory and tool organization
Work collaboratively with the maintenance team
Fair Housing & Compliance
Provide services consistently and without discrimination
Support reasonable accommodations as directed
Follow all housing and safety regulations
Technology & Documentation
Document work orders accurately using property management systems
Maintain clear communication with supervisors
REQUIRED QUALIFICATIONS
1–3 years of maintenance experience
Basic to intermediate knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair. EPA Certification strongly preferred
Understanding of Fair Housing and ADA requirements Strong attention to detail and willingness to learn
PREFERRED QUALIFICATIONS Interest in technical certifications
Prior multifamily experience
PHYSICAL & WORK REQUIREMENTS
Ability to lift tools and equipment
Ability to inspect properties and climb stairs and ladders
On-call availability as required

Pay: $22.00 - $27.00 per hour
