Maintenance Manager

OVERVIEW
A growing owner-operator is looking for an experienced Maintenance Manager to run all maintenance operations at an award-winning, purpose-built student housing community near the University of Georgia. The property offers luxury amenities, modern building systems, and a high-energy student living environment across 750 beds.
This role suits a hands-on maintenance leader who can balance preventive maintenance, vendor management, team leadership, and resident satisfaction while keeping the property performing at its best.
WHAT YOU’LL DO
- Oversee all maintenance operations for a 750-bed student housing community
- Lead preventive maintenance programs that protect the long-term value of the asset
- Manage daily work orders, resident service requests, and emergency maintenance needs
- Supervise maintenance staff, vendors, and contractors
- Coordinate unit turns during the student move-out/move-in window and get units fully ready on time
- Monitor building systems, equipment, and shared amenity spaces to keep everything running at a high standard
- Manage maintenance budgets, inventory, and purchasing
- Conduct regular property inspections and flag opportunities for improvement
- Ensure compliance with safety standards, building codes, and company policy
- Partner closely with the property management team to deliver a strong resident experience
As the maintenance lead, you’re directly responsible for protecting the resident experience and the long-term performance of the property. How well you keep a luxury environment running day to day shapes resident satisfaction, retention, and the value of the asset.
WHAT IT TAKES
- 3-5+ years of maintenance leadership experience in multifamily, student housing, hospitality, or similar property operations
- Solid knowledge of HVAC, plumbing, electrical, appliance repair, and building systems
- Experience managing vendors, contractors, and maintenance staff
- Ability to prioritize service requests and juggle multiple projects at once
- Strong communication and customer service skills
- Experience running preventive maintenance programs and capital projects
- Comfortable with Entrata, Yardi, or similar property management software
- EPA certification and other technical certifications are a plus
