We develop, build, own, and manage residential buildings in East Harlem. We are looking to hire a hands-on Live -In Superintendent to manage building projects, handle multiple tasks with efficiency and accuracy as well as supervise the day-to-day activities involved with this property. Our enduring relationships with our tenants are critical to our success.
JOB TITLE: Building Superintendent
LOCATION: East Harlem – 256 units
COMPENSATION & BENEFITS: This is a union position, with an hourly rate of $25.00, that includes a rent-free apartment within the building, 401(k) employer contribution, medical, dental, vision, parental leave, and paid time off.
ABOUT THE ROLE
We are seeking a reliable, hands-on Superintendent to oversee the daily maintenance and operations of our residential building in East Harlem. The superintendent plays a critical role in ensuring a safe, clean, and well-maintained living environment for tenants. This is a live-in role best suited for someone looking for stable housing in East Harlem and experienced in general repairs, property upkeep, and tenant communication. as well as for someone who has supervisory experience; you will supervise a staff of porters and handyman.
RESPONSIBILITIES
Maintenance & Repairs
- Perform general maintenance and minor repairs (plumbing, electrical, HVAC, carpentry, painting, etc.)
- Handle emergency repairs or coordinate vendors as needed
- Maintain building systems and ensure compliance with NYC building codes
- Monitor boiler operations, sprinkler systems, and electrical panels
- Conduct routine property inspections and preventive maintenance
Cleaning & Upkeep
- Ensure public areas (hallways, stairwells, vestibules, basements) are cleaned and sanitized regularly
- Remove trash and recycle according to building schedule
- Address pest control issues or report them promptly
Tenant Relations
- Serve as the primary on-site contact for tenant concerns
- Respond promptly to maintenance requests and emergency issues
- Support new tenant move-ins and move-outs (lock changes, walkthroughs, etc.)
Building Operations
- Coordinate access for city inspectors, repair vendors, and utility companies
- Keep accurate records of repairs, work orders, inspections, and building supply inventory
- Ensure all common area lighting and systems are operational
Compliance & Reporting
- Identify and report violations, unsafe conditions, or repair needs
- Remain familiar with HPD requirements for multi-family buildings
- Communicate regularly with property management regarding work completed and issues observed
Staff Relations
- Serve as the primary contact for the building staff of handyman and porters
- Oversees and evaluate the work performance of building staff
QUALIFICATIONS
- Prior experience as a superintendent, minimum 3 years
- Minimum of 3 years supervising staff of at least 3 employees
- Strong knowledge of general repairs, plumbing, electrical, and building systems
- Must be trustworthy, dependable, and capable of working independently
- Must possess necessary licenses &/or FDNY Certificate of Fitness
- Strong communication and problem-solving skills
- Ability to lift 50+ lbs. and perform physical tasks, including climbing stairs
- Familiarity with NYC building codes and housing maintenance codes is a plus
WORK SCHEDULE + EXPECTATIONS
- Full-time, on-call availability required for emergencies
- Must be reachable by phone/text for urgent tenant needs
- Resides on-property and be able to respond quickly
