Position Overview:
We are seeking an experienced, hands on Superintendent to lead day-to-day field operations on active commercial construction projects. This is a full-time, on-site role where the Superintendent is the owner of the field and the primary point of accountability for schedule, quality, and safety. The right candidate is organized, authoritative with subcontractors, and capable of driving a fast-paced project from mobilization through Certificate of Occupancy. Projects are primarily located in the Central Florida / Orlando metro area. Reliable transportation required.
Key Responsibilities:
- Own and drive the field construction schedule; maintain a 3-week lookahead and coordinate daily/weekly trade sequencing
- Direct and manage all subcontractor activity on-site and enforce scope compliance, quality standards, and sequencing
- Conduct daily site walks, document progress, open issues, and non-conforming work with written logs and photos
- Lead weekly subcontractor coordination meetings; enforce milestone dates and flag schedule risks to the PM
- Enforce all OSHA safety requirements; conduct daily safety inspections, toolbox talks, and incident reporting
- Manage trade deliveries, material staging, crane picks, and site logistics to maintain a productive, organized jobsite
- Coordinate building inspections with the project manager; ensure work is ready and documentation is in place
- Review subcontractor RFIs, submittals, and shop drawings in the field; flag conflicts and coordinate resolutions with the PM
- Maintain as-built markups and document field changes; communicate design conflicts to the design team through the PM
- Manage punchlist and closeout process. You drive subcontractors to completion and coordinate final inspections through Certificate of Occupancy
- Represent Mulligan Constructors professionally with owners, inspectors, public agencies, and the design team during site visits
Qualifications Required:
- 5+ years of field construction experience with at least 2 years as a lead superintendent on ground-up commercial projects
- Demonstrated experience on commercial ground up construction across multiple asset classes
- Deep knowledge of construction sequencing, trade coordination, and the full project lifecycle from site work through CO
- Strong ability to read and interpret construction drawings, specifications, and contract documents
- OSHA 30 certification (or willingness to obtain within 90 days)
- Proficiency in scheduling tools (MS Project, RedTeam, or equivalent); comfortable with digital project management platforms
- Valid driver's license and reliable transportation to Central Florida project sites
Preferred:
- Experience on Florida public-sector or municipal projects with AHJ coordination, CO processes, and local inspection procedures
- Familiarity with Florida Building Code, fire suppression systems, MEP coordination, and specialty inspections
- Experience managing subcontractor relationships across structural, MEP, and envelope scopes
- OSHA 30, First Aid/CPR, and competent person designations
- Bilingual (English/Spanish) a plus
