Hours: Typical range of hours to be set according to property needs. This position does take on-call and may require after hours and weekend work. Workdays may be adjusted to meet property needs.
Full Time: 4-5 days per week; 8 hours per day (32-40 hours per week)
Reports To: Service Manager
Housing: Subject to owner participation, any site employee who chooses to live on the site where they work will receive a discount off the market rent. The portion of the discount may be taxed and may be included in overtime calculation and can be discontinued at any time. Employees must pay for all monthly pet fees, garages, carport, storage, utilities, phone, and cable TV. Employees will not be subject to security deposits, non-refundable pet fees, application fees, or administrative fees.
Physical Demands: Moderate (up to 50 lbs.) - Climb, stoop, kneel, crouch, reach, handle, talk, hear and see.
Drug Screens: Pre-employment drug screen. Post injury and possible random screens paid for by the company. Refusal to submit to testing is grounds for termination.
Vehicle: Needs to have reliable transportation. Must have and maintain a current driver’s license and proof of valid car insurance with insurance limits according to state statutes. A copy of the license will be maintained with your employment paperwork and checked annually. The corporate office must be notified within 72 hours, in writing, if a license is lost or suspended. Mileage will be reimbursed at the corporate rate for work related errands.
A. JOB PROFILE: Under the direction of the Service Manager will assist in maintaining the prompt completion of unit turns, service requests, preventative maintenance, and overall operations for the property. This position will train toward promotion of either a Service Manager or Lead Service Technician.
B. GENERAL PURPOSE OF POSITION: Under the direction of the Service Manager perform work necessary to maintain the property in an orderly, clean, and safe condition. This position requires on-call duties after hours, some weekends, and holidays to be split with other service personnel.
C. SUPERVISORY DUTIES: Takes over in absence of Service Manager.
D. ORDINARY DUTIES: (includes but not limited to)
1. Assist in maintaining preventative maintenance schedules and logs as well as other reports or inspections for property. To assist in maintaining and following all required SDS procedures and logs.
2. Help Service Manager keep accurate inventories of all parts, equipment, and supplies on the property. Maintain adequate stock amounts within budget restraints.
3. Respond to emergency calls to repair (or contract to repair) items listed above when on call. Employee must arrive at the property within thirty (30) minutes of receiving the emergency call.
4. Life safety. Perform all work under safety procedures of the maintenance manual (i.e., protective gear such as gloves, shoes, eye shields, etc.).
5. Respond in a timely manner to residents’ service requests to repair or contract to repair items listed above.
6. In all contact with residents and staff, produce a cheerful greeting and maintain a helpful attitude.
7. Perform any duties assigned by your supervisor, whether or not it is a part of this job description. Remain flexible to job duty changes.
8. Snow removal as needed utilizing snow blowers, shovels, salting equipment, etc.
9. Perform repairs and preventative maintenance program as directed and scheduled by supervisor including the inspection of and repair to HVAC, plumbing, electrical, roofs, gutters, windows, screens, concrete drain pans, doors, landscape areas, landscape drainage, asphalt, parking lots, sidewalks, lighting, building fascia, hand rails, stairways, sprinkler system, timers, recreational facilities such as pools and spas, appliances, etc., or when necessary, the contracting of such repairs.
10. Perform any and all repairs in apartments to make ready for new move-ins or report repairs that need contracting to supervisor. This will include but is not limited to removing trash, painting, vinyl/carpet repair, vinyl replacement, etc.
11. Daily inspect the property and report to Service Manager and/or Property Manager any necessary repairs, insurance liability, cosmetic deficiencies, or convey any information affecting the property.
12. Complete education requirements for current position; take additional in-service classes through local Apartment Associations, etc. to improve mechanical skills sets and leadership skills.
13. Immediate pick up of any type of litter from any exterior or common area to maintain sharp appearance.
14. Perform any duties assigned by supervisor whether or not they are a part of this job description.

F. PREFERRED EDUCATION / EXPERIENCE / SKILLS REQUIRED
A minimum of two years experience is required in apartment or related maintenance, general knowledge of HVAC, plumbing, electrical, appliances, carpentry and being a positive team player. Preferred candidate is working toward or holds CAMT certificate, plumber’s journeyman, EPA, CPO, etc. Maintains a neat, clean, well-groomed appearance; ask for a copy of the dress code. Exhibits a proven ability to work well with residents, co-workers, supervisor, company employees and vendors.
Pay: $22.00 per hour
