Job Opening for Regional Property Manager – Maryland
Qualifications & Abilities:
- Ten plus years’ experience in property management
- A minimum of three years supervisory, budgeting and financial analysis experience
- Superior problem solving, administrative and communication skills; team player
- Ability to frequently inspect property and work outdoors in all conditions
- Computer literacy required, Microsoft Office proficiency
Areas of Responsibility The Regional Property Manager is responsible for the following areas:
Financial Reporting
- Prepares annual operating budgets for all regional properties
- Plans for exterior and interior unit improvements and capital projects, and makes budgetary recommendations accordingly
- Compares actual income and expenses to approved budget guidelines, directs corrective action or requests budgetary adjustments as required
- Reports on financial position, market analysis, physical condition, and forecasted expenditures for all regional communities/properties
- Daily and weekly analysis of collections, occupancy, delinquent rent, open and closed maintenance requests
- Conducts monthly and/or quarterly property status meetings
- Market Analysis
- Reviews and analyzes the effectiveness of advertising expenditures, leasing personnel, and property management practices
- Authorizes Community Managers to take action intended to improve cost effectiveness and income enhancement based upon specific criteria
- Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, and information provided by the Community Managers
- Makes recommendations for the community/property marketing package, and provides senior management with data for all regional properties
Physical Condition of the Properties
- Maintains knowledge of the physical condition of all communities/properties, and approves expenditures or requests budgetary adjustments for leasehold improvements and capital projects
- Ensures that Community Managers are overseeing all staff, outside services, and maintenance needs in order to guarantee quality, as well as cost effectiveness
- Works with Community Managers to ensure the following facets of the organization are addressed: Maintenance, Preventive Maintenance, Safety & Inspections, Outside Services, Supplies & Equipment, and Staff
- Reviews all liability and community/property incident reports, and forwards to Corporate Office insurance specialist
- Reviews annual bids for all contract services, e.g. landscaping, painting, etc., and authorizes contracts within allowable budget
- Management Accountabilities
- Conducts all business in accordance with company policies and procedures, and appropriate
- government laws and regulations pertaining to employers and apartments
- Fully supports the goals and principles of federal and state fair housing laws. No properties shall discriminate in the housing of persons based upon their race, color, religion, national origin, sex, age, familial status or handicap
- Ensures compliance training on the fair housing laws is provided to all on-site associates on a regular basis
- Approves all hiring, promotions and terminations, once approval from Human Resources is obtained
- Ensures adherence to company procedures for new associate orientation, established educational programs, annual performance reviews, review and approval of compensation, and the enforcement of company policies
- Sets the operational goals of the community/property and establishes standards for office management, accounting and reporting, leasing, traffic and leasing documentation, customer service and resident relations, computerized systems use, and workplace safety
- Reporting Relationships:
- Positions accountable to the Regional Property Manager include Community Managers and Property Managers at all communities/properties within the established region and the direct reports of the Community Managers and Property Managers
- The Regional Property Manager reports to the Vice President of Property Management

Pay: $78,670.00 - $95,335.00 per year
