Assistant Project Manager
Better Image Contracting, a GC and CM based in the Brooklyn area is in need of filling assistant project manager positions for immediate start. The general responsibilities of the Assistant Project Manager is to provide support to our Projects Manager and Superintendents for the specified project(s). This includes ensuring budget, schedule, document control and quality standards are met or exceed expectations. We offer competitive salaries commensurate to schooling and experience.
Assistant Project Manager Responsibilities and duties
- Acquire working knowledge of the budget and contract documents
- Review drawings and specifications, Identify and provide input on long lead and critical path items
- Maintain a knowledgeable understanding of all project required permits and assist in obtaining, and manage their renewals
- Assist in preparation of sub-contracts; preparing Scopes, Bid-comparison, Schedule of values
- Support contract execution; ensure all necessary documents, insurance and bonds are received, up to date and approved by PM prior to subcontractor performing any onsite work.
- Maintain project electronic and hard-copy files and documents in an extremely detail oriented manner
- Distribution and management of all up to date contract documents
- Facilitate well timed purchase orders
- Develop and Manage submittal matrix
- Manage all documents and submittal collections and distribution to ensure prompt processing
- Assist in project scheduling, preparing look ahead schedules and updated project schedules for monthly reporting, coordinate deliveries
- Assist the preparation of meeting agendas for the PM and Superintendents meetings.
- Distribute and manage detailed meeting minutes of all project meetings
- Attend meetings as directed
- Collaborate with design team, field team and sub-contractors to ensure project is completed to the expected standards.
- Draft, submit and track RFIs and maintain RFI Log. Distribute and Review RFIs and log with Superintendent and related parties.
- Collect daily log information from Superintendents and enter information into system.
- Review in-field progress with Superintendents
- Participate in invoice review and processing
- Inform PM of any and all deficiencies, projected goals and or short falls.
- Assist Superintendents with recording, circulating and updating punch-list.
- Facilitate close out package
Assistant Project Manager Qualifications and skills
Self-motivated- Ability to follow directions and take initiative when required- Has strong interpersonal skills to build and maintain healthy relationships with Main Office personnel, Design team members and Sub-contractors- Exhibits excellent ability to function well in a fast paced atmosphere- Excellent communication, and organizational skills- Acts professionally- Ability to adapt quickly and balance priorities- Aptitude for research such as materials and codes- Computer Literate- Familiarity with Microsoft Office, Procore, CPM schedule software is a plus.

Pay: $50,000.00 - $100,000.00 per year
